SOUND - poor insulation and build, can hear everything!!!! people walking in the hallways and especially neighbors doing all sorts of things at all hours. I don't have guests over anymore due to the noise b/c of the vibrations making are not WFH friendly.A/C&heat - it works but on rainy days, you can hear the rain tapping it, this is extraordinarily bothersome since it's very loud and makes it harder to fall asleep.
DIRTY - entrance on the backside smells of dog urine, I have to hold my breath... whenever I exit that way. Elevators tend to have water puddles, dirt, marks, and sometimes trash. It smells most of the time, and yes, of weed too if you're lucky.
PRICEY - cost is outrageous for the quality. Living/kitchen/dining areas are usually very dark despite it being sunny out, that's something to consider if you value natural lighting
MANAGEMENT - as someone said, he will respond to your requests when it works for him. If you plan to park here, be cautious, there is only ONE entrance and ONE exit. I witnessed a few times cars almost coming head-on with one another, not safe & I am certain people have provided this info to him but nothing has been changed about it because he prioritized the rooftop being done before the safety of tenants. COVD - unfortunately, the pandemic was not taken seriously, mask and social distancing requirements weren't made until many months into the pandemic until he realized some folks here have pre-existing conditions.

You will find it not worth the money. Poor management, noisy and rude neighbors, unsafe area at night, upkeep being slow and messy, shoddy maintenance workers, and so on became the ultimate compilation of cons to this place over its pros. The fitness center is nothing to impress over as well as its "media room." Packages being stolen (because there is no one to man the front), people dealing drugs out the back entrance, and the constant smoking can deter anyone from living here. The rooftop is... not worth the hype too. All in all, a place that tries too hard that became its own demise. Look elsewhere, you are warned..
ALSO: someone's window was shot at before.. and the garage needs some serious improvements (both ways in and out, dangerous to people and pets going by, and ponds all over when raining). The landlord seriously only cares about the money rather than having great tenants who live here and will not honor any requests that are deemed unnecessary by him. Make sure you reach out to your agent instead.. and at the end of it all, BE VERY INSISTENT and DO NOT GIVE LEEWAYS.

We’ve lived here for a little over 2 months now. Plenty long enough to be noticing the shoddy workmanship (can hear our upstairs neighbors walking around at all hours, can usually hear their TV as well, the grout in our shower was never finished, floors are uneven, etc). Utilities are turning out to be much more expensive than promised and than expected for a brand new unit. I’m concerned what will happen with the heat in the winter since it is wall unit electric heat. The part of the building... we live in is still under construction with no end in sight. The workers are loud, and smoke wherever they please. Other residents smoke in the parking garage and the smell wafts up to our windows. Only one car is allowed per unit (at over $200/month), unless you’re friends with the landlord and have expensive cars, then he lets you park both in the garage. All of the construction workers park in the garage though. So that’s a little annoying. The building landlord/owner/builder is rather non responsive to issues he doesn’t deem worth his time. The roof deck is finally open, so that’s nice. The building is pet friendly, another plus. There’s a secure area for packages, as long as the delivery driver can figure out how to get the code. All in all, not worth the price, and relatively disappointing.

My apartment is located in a "prime location" in the heat of South Philadelphia, PA. It's a two (2) bedroom apartment with a back porch where my husband and I sit at most evenings gazing at the stars along with a gentle night breeze. Our back room is a perfect relaxing area where we sit in our dual recliners and catch up on our daily lives. Lastly, we enjoy cooking together in our large kitchen and have friends and family over for dinner or "just because." The back porch is where we all... take a breath and relax after our meal.
