Management was rude and abrasive at every turn when they decided that they felt like communicating. Communication was always a one-way street from the management to the residents, but when we wanted to contact management, good luck.
Then, we have the financial side of issues to address. Within the lease that you’ll sign, you’ll see that they reserve the right to increase the rent up to 5% each year, and they mean it. For 5% rent increases, a resident would likely hope that they would see a... return on the increase with money put back into the apartment community. Wrong. Between being charged for a washing machine for $2.25, and a drying machine for $2.00, you’d at least expect that they work, especially that this is listed as an amenity on their website. It’s a lie from the start because the washers and dryers don’t work. So this leaves residents fighting for the few washers and dryers that are operational, and with the 5% rent increases, I really struggle to see how they aren’t just simply operational at all times as they should be. Then, on top of it all, the front door used to have a code that you could enter in order to get into the building rather than having to struggle with the sticky lock. They did away with the code before making sure all the residents had keys! People from children to old ladies were stuck standing there waiting for residents who did have keys for weeks until everybody was issued a key. How sick.
Then, you have the move out process when your lovely stay has unfortunately come to an end. We had our security deposit cut in half for new carpets to be installed and for standard cleaning to occur. We had to request in three emails over a week’s time for the deductions to be justified, and the apartment manager couldn’t even address the questions choosing to yield to somebody else in the apartment staff. In the discussion about the security deposit deductions, though, we learned something interesting that we believe all new tenants should know. The carpet that you’re walking on can be up to a decade old. That’s right. You can be starting your stay on up to a decade of former reaidents’ dead skin particles, toenail grime, foot fungus, food droppings, dirt, mud, hair, sweat, saliva, cat nails, and cat fur with the justification that the carpets were “professionally cleaned”. That’s before your own stay of X number of years. How disgusting.

Stoney Creek Apartments and the William Penn property management company are by far the worst company that I’ve ever rented from and I would not suggest that anyone rent here. RUN! I’ll give you a few reasons.
1. Griselda, the property manager acts as if she is bothered by simple requests from residents. And when my partner and I made a request to have the apartment sprayed for bed bugs, she responded that we could just move out. It’s ridiculous that that would be any property manager’s first... response to a resident’s concerns.
2. The hallway often has a putrid smell
3. They only halfway finish maintenance requests. Water poured into our apartment one evening because our neighbors upstairs used their dishwasher which caused damage to our ceiling, it still hasn’t been resolved.
4. And lastly, despite the fact that we made rental payments timely, they keep terrible record of their payments and have sent us a delinquent notice. They’ll be hearing from my attorney immediately.

5. I recently had a package stolen and informed our property manager again, Grizelda, to which she responded "there's just nothing we can do." Hmmm... maybe have big enough mail boxes that can contain packages or have the mail delivered to a locked enclosure?
6. I am a social worker that is sleep or in bed by 11pm at night and she sent me an unfounded noise complaint of loud music coming from my apartment at 2:30am when we live in a complex with over 20 units.

7. The manager, Grizelda, has refused for days to give me the contact information for her manager and when I called she refused to talk to me.
RUN FAR AWAY FROM THIS PLACE!!!!!!!
