Amazing place to live

Very well kept, the maintenance team is quick with getting repairs tackled. Price is reasonable for this area.

Great Property, Great Staff!!!

The property is beautiful and trash free, when you drive in it feels like home. The staff is nice and helpful. When my air conditioner broke down, they came right away to fix it.

No Freedoms

Dog park is nothing more than a large fenced-in area. Pool is 4' at its deepest. Patio privacy is forbidden. Maintenance enters when it wants. Rules do not apply to everyone equally. Children can't even draw pictures using sidewalk chalk. Management has its residential cops pull tenants over as soon as they drive off property if their car tags are barely expired. Seasonal decorations are prohibited. Speed bumps are now every few yards. The dumpster situation is inadequate, as is the parking. The... office building's door security is a joke; it's been the same code for three years.

Don't expect good customer service, empathy, equal treatment, or occupant happiness. The hits just keep on coming in this place...as do the constant price hikes.

Stay far, FAR away!!!

Do yourself a favor and stay far, FAR away from this apartment complex.
First, I moved out the second week of January. On the day of my move out, I received my move out statement, indicating that my full security deposit would be refunded to me within 2-4 weeks. After 5 weeks, I called to inquire about the status of my refund, as I still hadn’t received a check. Julie, the property manager, told me she would “check with accounting”. It has now been close to 60 days, and my security deposit still...
hasn’t been refunded to me. In the state of Tennessee, they are legally required to return your security deposit within 30 days. I have called numerous times over the past few weeks. Every time I call, either no one answers the phone, or if they do, they say they will “checking with accounting”.
The issue with the security deposit isn’t the only issue I’ve encountered with The Villas of Kyker Ferry. First, over the past year, they have had an extremely high turnover rate. None of the employees that worked there at the beginning of 2021 are still there. And during that time, they have gone through 3 property managers.
And when you have an issue with something, no one in the office cares. I had an issue with my upstairs neighbor smoking on his balcony and not using an ashtray. The ashes would come down to my balcony, burn holes in my patio furniture, and even burned me once. I called and made half a dozen complaints to the office, all of which were ignored. So I went in to the office to complain, which again was ignored. It wasn’t until I sent an email to the property manager that something was done. Smoking isn’t permitted period, so to allow a resident to not only smoke, but cause damage to another resident’s property while smoking is unacceptable.
And finally, DO NOT move into a first-floor unit. There is ZERO sound proofing between the first and second floors. Every step my upstairs neighbors took sounded like they were marching around in steel toed boots. And because they kept a different sleep scheduled that I did, I never got any sleep. I finally moved out 4 months before my lease was up (and just paid for the remainder of the lease) because I couldn’t go on being sleep deprived any more.
So please, do yourself a favor and don’t move here.
