Clueless management

This review is for management, location and price is reasonable and I would’ve given 5 stars if they didn’t drop the ball so many times. Firstly I had my car stolen in front of my apartment the first week I moved in. No condolences from them or any help with camera footage. I took over a lease and wanted to resign and they said we couldn’t because I took over for the primary lease holder so we moved apartments. I wanted to look at the apartment before we agreed but they said we couldn’t and... promised it was EXACTLY the same. Even though it was the same floor plan, the new place had no drawers in the kitchen and the washer and dryer in the kitchen which I had to use as a prep table. Also it’s above the maintenance unit and I hear them EVERY morning yelling and banging. Not to mention half this building burned down so there’s been construction rebuilding that side all year.

They have a guest apartment you can rent for friends and family which I booked two months in advance and paid for, but when I went to get the keys they said someone was in there. The people in the leasing office looked at me like I had two heads! When I went back in to get reimbursed they said it was already credited (which it was not).

Bottom line is rent anywhere else if you would like to be treated decently and competently. I would give them zero stars if possible.

thank you for your feedback! I'm sorry to hear that you are moving out feeling like we dropped the ball on items during your residency. We were and still are sorry to hear that your car was stolen; we offered condolences and provided as much... assistance as we could during the process. We are very transparent with the lease add on process and what can/cannot be done; we conduct multiple conversations with the original lease holder and communicate the process to each incoming resident during the application/lease signing process. You are correct that you chose to transfer to an apartment on the opposite end of the building where a fire occurred, the construction would have been ongoing prior to your transfer and we would have happily discussed other locations on property before the lease was signed and after you were shown where your new home location was. I'm glad you rented our guest suite during your time here, we love being able to offer that to residents and their guests! I do see where there was a credit on your account in July of this year, the charge for that rental is not on your ledger; this means the credit was used towards your rent on the following month. I'm happy to provide the ledger that shows this $200 being used towards August. Please email us if you'd like the ledger again or if you have any additional feedback/questions about anything. Again we're sorry to hear that your residency was not ideal but we're happy that your roommate has chosen to stay and renew with us. We wish you luck in your new home!!

This place is terrifying

DO NOT MOVE HERE! In my time at Gazebo (two years) I have never been more disappointed in my life. While I lived there: Multiple apartments were burglarized, there was a persistent problem with peeping toms exposing themselves to residents, multiple cars were burglarized and stolen, a building burnt down and residents were not properly supported, my apartment was infested with mold, the gate was almost always broken, someone pulled a gun at the pool, someone in the facebook group reported and... attempted kidnapping, a man was taking sneaky photos of women at the pool, friends apartments had roaches and brown recluses, and there was constant unnerving activity in the parking lots. Residents (myself included) had repeatedly begged for management to take measures to make us feel safer: Adding cameras in public areas, putting motion lights in the dark corners of the backyards, etc. Those requests were always written off with some excuse that they tried to frame as if they were protecting our privacy. Less important, but still annoying: the water was regularly shut off for hours at a time with little to no notice, the apartment complex being built next door was a blasting zone that would shake my floor regularly, and I could hear every word of my neighbors' conversations. This apartment portrays itself as a luxury living space, but in reality my safety and peace of mind was regularly threatened. I wouldn't live here for ANY COST - much less for the outrageous price they make you pay. Check the date on any positive reviews you read; they're probably old or Freeman Webb employees. When the current management took over, this place went completely downhill. They do not care about you and they won't even really pretend to.

Noise, Bugs, and Invasion of Privacy

I'd written a much longer review but there's a character limit so here are the highlights. Bottom Line: Don't Live Here 1. Noise: The floors are thin and make snapping and popping noises when you walk. It's 10x worse for your neighbors downstairs. Sounds like the building is caving in. And you can hear EVERYTHING they do. Talk, snore, other things. There is no privacy. My downstairs neighbor complained and was evicted a couple of months later. 2. Bugs: Hornets nested in my ceiling and invaded my... home. I could never use my balcony. There was a gap in my patio door (that was falling off the hinges). Maintenance recommended stuffing it with paper towels to keep them out and not opening the door too wide lest it falls off. And then the roaches came. They were everywhere, every room, every surface. Some would even climb into my bed. Exterminators were a joke. They barely spray and they do nothing else. 3. Privacy: They entered without notice on multiple occasions and attempted to enter without notice on several others. They blamed it on the contractors they hired and gave keys to, or flat out lied and said they sent notice. You're lucky if you get a note on the door or a text message the day before. Often they'll notify you they're coming "tomorrow" but show up "today" and enter whether you're home or not. But you'll get tons of emails about parties in the clubhouse. 4. Cost: be prepared to pay a 30% rent increase your second year if you stay. Don't let the lease fool you. It says you go month-to-month after the first year, but they'll charge you 250% of your rent to do that. A new lease is a 30% minimum increase. I left out a lot, like the security gate that isn't secure and is usually broken, or that most reviews on their website are incentivized by a gift card offer for posting, or that maintenance spray-painted over water damage rather than checking the source. It won't be the worst place to live and most of the time it will be fine. But just know there's a lot of headache potential here.

Good morning, we are sorry we have not been able to meet your needs. Please give Sully a call at the office 615-834-0747 so we can schedule you for pest control. We would also like to inspect the floors and bugs. We did install brand new patio door... windows, and had some rain delays and needed to push those days back a few times. Rents are increasing due to inflation, property taxes, utilities, water, supplies, and contract services are all going through the roof. We must pass those cost down so we can continue to operate at such a premier level. We would like to set up a meeting to discuss all of these matters if you have time. Have a good day.

Negligence

This is the first negative review I've left on any business ever but it was too ridiculous to ignore.

2/1 Tuesday: I realize my internet is out. I figure it's an AT&T issue. I make the nearest appointment for Saturday.

2/5 Saturday: AT&T guy says the problem has to be in the apartment under me. Well that apartment is being renovated by GAZEBO and is vacant. I go to the office and wait for the one employee to return from a tour. The AT&T guy and I get the key for the vacant apartment and find...
the wire has been cut clean by the renovators and left there. Great. AT&T guy just needs access to the crawlspace underneath and we can start the repair. The Gazebo employee tells me this is "not considered an emergency" and refuses to tell maintenance to unlock the crawlspace. I'm forced to reschedule for the next available time slot per AT&T which is 4 days later.

At this point I am now 5 days out of work and paying for internet I'm not getting because of Gazebo.

Next appointment is Wednesday.

2/8 Tuesday: I tell the Gazebo employee that the time slot for AT&T is now 4-8p.m. for Wednesday. That's the only time available so it is what it is and we need access to the crawlspace and the VACANT apartment under me. They tell me if the AT&T guy shows up after 5:30 then I'll have to reschedule because that's when they close. (Is this still not an emergency?) At this point I am now 7 days out if work and paying for internet I'm not getting.

2/9 Wednesday: AT&T guy shows up early at 4p.m. thankfully. I call the office and speak to the same employee I've been dealing with. She seems annoyed that I mention he is here now and yes we DO NEED someone to come down here and unlock this apartment that has nothing to do with me. Repair and rewiring gets underway finally. I get a call from her at 5:15p.m. asking for an ETA on his repair because they close at 5:30. Yes. I'M being asked when the AT&T employee is going to be done fixing Gazebo's problem because nobody wants to arrange a way to stay late to fix an emergency. Lucky for them he finished soon after that. Frankly it's not my concern how long he takes so I don't know why I'm being asked or pestered about it.

If their schedule is so specific to fix issues then they should schedule their own appointments to repair things in apartments they are renovating. I'm out 8 days of work and part of an internet bill because this wasn't considered their problem.
