Live somewhere else
They won’t tell you until after you sign the lease but they pool all utilities meaning it’s not based on how much you used but divided by how big your apartment is. They also will not tell you that they will only allow you to use the heater if the HIGH is lower than 60 degrees for 4 days in a row. Every night for the last three nights my apartment has been 55 degrees. The water will completely turn off mid shower, I’d say bite the bullet and spend an extra $100-200 you will be much happier for... it. They are very unhelpful with solving these issues. Also very moldy restrooms.

don't punish yourself by living here
When I lived there me wall legit leaked. the molding on the shower is always falling apart. Management doesn't act on your concerns. W/D facilities don't work half the time and even when they so there are only 2 so you're always competing with residents just to have clean clothes. This old building may seem like a good deal but it is not worth it in any way!

Gross, old, and for $100 more or even $50 more you could live 80x better
I've been living in Chateau Duval for almost a year in a 1 bedroom 1 bathroom and while it's a quiet community it's just dingy. They showed me a different unit than the one they put me in and the one they put me in had severe problems especially cosmetically that I just would not have been okay with if I had seen this specific unit. I reported these issues right upon move in and pretty much nothing was done for example the plaster in the bathtub is still falling off over 8 months later, the... humidity in the apartment is extreme, the stovetop is so old it's actually dangerous because the top is constantly too hot to even touch even when it's off and if you put cleaning product on the stove it will vaporize immediately. The oven is so hot at all times because of I guess the pilot lights that it heats up the entire apartment. The air conditioning in the entire place has been broken for over three days and it's over 87 degrees in my apartment, when emailing management they told me they were still waiting on quotes to do anything about the problem. There is absolutely no guest parking and the laundry room downstairs is so disgusting that I regularly send out my laundry to a laundry service. You pretty much don't have personal control over your air conditioning or your heater because the entire apartment complex is rigged up to one system that is either set to heating or Cooling. I didn't know this upon moving in and it is a huge inconvenience.

Great Location, OK layout, but needs renovaiton
For my 2 Bed 1 Bath apartment
Pros:
Walking distance to campus
nice sized living room and Bedrooms
Maintenance is quick and helpful
Very hot water, nice water pressure.
relatively cheap (around $725/mo for electricity,water, gas, rent, and parking) 725/mo per person
Cons:
Only two community washers and dryers for more than 80 people.
Ugly landscaping
Only one parking spot for a 2 bed, one bath. NO extra parking spaces.
Really old wiring
Small bathroom and kitchen
cheap, poorly done yellow... painting.
I would recommend this apartment to someone who wants to live close to campus but doesnt want to pay to live in west campus and does not want to deal with the noise of west campus.
