Very great Complex

I have been living here since June of last year, I can say that I am very impressed with the people in the office and the property itself. They keep the area nice and clean, the pool is beautiful, and if you have dogs their dog park is very spacious. So far I have had no issues, and I definitely would recommend living here.

Do not move here

This place was recently renovated, so it does LOOK better than it did. But the place is absolute garbage. The gates are always broken, lots of crime (I literally got an email a couple weeks ago informing the residents of the SECOND shooting in the complex THIS MONTH)
Maintenance staff is horrible, it took them 6 months to put a lock on the door on my patio (luckily I’m not on the first floor!!)

Not for me

all amenties are under construction, gate is broken most of the time so it will stay open day and night, parking is first come first serve so its always hard to find good parking after work, sketchy neighborhood, constant car break-in. Overall, terrible experience

Crime Filled Neighborhood

I did find some value in my apartment - rent is significantly lower than the Austin median. They are not only pet friendly, but there are no weight or breed restrictions.

Unfortunately, these pros seem insignificant when I weighed them against the cons of living here and I ended up breaking my lease to move to a safer area.

A few weeks before I moved in, I received an email saying that a resident had been shot and killed through their front door. I should have heeded that warning because over...
the year and a half I lived here, I observed more crime than everywhere I’ve ever lived my entire life - combined.
- The security gates are always open / broken. Just as soon as it’s repaired, someone bumps the gate off it’s tracks again and anyone is free to enter the property. This is literally a daily occurrence. You’d think at this point management would have cameras installed to find out who keeps doing it.
- The hood of my Smart car was stolen (yes, the hood!)
- One morning I was walking my dog and noticed a truck on cinder blocks with all four tires gone. An email from the property manager confirmed the tires were stolen.
- An SUV parked right in front of the leasing office one night had all four tires slashed.
- My downstairs neighbor’s apartment was broken into in broad daylight.
- Another resident had their door kicked in while they were sleeping and were robbed.

Earlier in the summer, the water boiler for half of the community failed and it was days before management communicated anything to us. It was close to a week until they had the problem resolved.
The pool was shut down by the health department for a week and no one in the office had any explanation and the only notice we had were signs hung by the City of Austin.

The grounds are landscaped on a regular basis and well kept. While there are attempts at preventative maintenance, the community shows its age.
- The building I was in was settling and my walls were beginning to crack. At one point during the summer, my I couldn’t lock my door because the frame had shifted so much the deadbolt would not engage. After two days of requests, some adjustments to the strike plate were made for a temporary fix but maintenance told me the whole frame would eventually need to be replaced.
- The carpet is replaced after every resident but they don’t tell you until you move out that you pay for it. I had a one bedroom and they charged me $471 after moving out plus $99 for cleaning.

Overpriced and not worth it

I wanted this place to be better. I pay way to much for the quality of this apartment. The rent shown is just the base rent, after all the fees and cable expect to pay another $100 on the rent. Everything is falling apart and no matter how many times pest control comes there are roaches everywhere. With the construction on 183, there is constantly dust inside the apartment even though I don’t open any windows or hardly go outside. The walls are very thin and you can hear everything your neighbor... does. As of now, half the washers are broken so if you plan on doing laundry, hopefully you can make it to 1 out of 4 working. People throw their trash and leftovers everywhere outside. My puppy is always finding chicken bones all over the complex. I don’t recommend this place to anyone.
