Leasing Office Does Not Stand by Their Word
When I was in need of an apartment quickly for job relocation, the leasing office promised they could get my application approved in a matter of days, and I expected this to be true considering I paid over $300 to apply.
They took over a week too respond and approve my application while providing minimal updates.
Meanwhile other higher end properties approved me in a matter of days like the Beverly originally promised.
Do not go with this property they will charge you $350 just to apply then... ghost you until they feel like reaching out.
Leasing office made it seem like it would be able to be processed in a matter of days which was incredibly misleading. Not trustworthy.

Not Safe - Assaulted by Naked Man
BE SAFE - this place is a great location but it's very sketchy. We were assaulted by a naked man on drugs right outside of the apartment - very traumatizing as he attempted to drag away my wife before I was able to get to them. Freaks me out to think what would have happened had I not been around. This is the same place where a few years ago, people were run over during SXSW by a drunk driver. There are homeless people (mostly all nice) that squat right outside of all exits. I say mostly nice... because although not typically violent they are mostly all verbally abusive. They also hang out in the creek right behind the pool. Do not move here if you are a single female. It is NOT safe for you. Find somewhere not so close to the ARCH. I really hate to say that but it's true.
Also keep in mind, many of the units are rented out by the property owners via Air BnB type apps. So, although you may feel safe inside the building, management would have no way of giving background checks to the many overnighters who are staying in your apartment building just to go out and get hammered on 6th street.
Having lived here since 2013, I'm bummed to be writing this review but it is what it is. The place has gone downhill and is only suitable for people who can hold their own against possible attack by large, aggressive, mentally unstable men.

Roscoe Ruins Properties
Roscoe is the absolute worst. This is in the worst location downtown (no wonder it's the most inexpensive spot in 78701).... If you like sirens,noise, feeling unsafe, and being solicited harassed by 5 homeless people EVERYTIME you walk out of your door, then this spot might be for you. The pool is nice but you literally get 2nd degree burns from the deck (in the summer) if you stand barefoot for more than 20 seconds. The pool chairs might as well be made of steel. The upper management has... consistently ignored my calls when I had questions about my APT FLOODING and move out discrepancies. Only positive is the great people that work onsite in the office and maintenance.

Great building, awesome on site dog park!
The Beverly has big, open floor plans, underground parking and an incredible on site dog park! Matthew and Mayta made the process of applying and signing the lease simple. The building is clean and safe, maintenance responds quickly and all the Starbucks coffee you can drink 24/7. Building is located near bars and restaurants with easy access to I35 I'm happy to call the Beverly home.

The real test
Relocating from southern California to Austin, TX without the benefit of an on site inspection was a challenge, but the Beverly and apartments.com provided Everything i needed to feel confident on choosing the right apartment. I am now living in Austin and so happy with my place... it's awesome and conveniently located.
