The Pros and Cons
I'll start with the positives first. If you're trying to save $, have children, loud dogs, a heavy sleeper, or you're never home then this place is for you. The square footage for the monthly rent is decent and it's walking distance to the schools. If you're trying to save up to move to a nicer place or buy a house then this place could work. A loud dog or being a heavy sleeper would be beneficial for you or if you have children it helps with reducing the noise.
You can overlook the dumpsters... where other residents use as a dump site, a lot of the building needs to be updated (I'm not sure how it's passing inspections with their insurance company when there's a lot of missing siding or the drainage pipe is hanging etc. You can drive around and see this for yourself).
The major cons are the extremely thin walls where you can hear all of your neighbors. It doesn't matter what floor you're on, but I guess the worst would be the second floor since you'll have three neighbors versus two if you chose the first or third floor. If you're in the restroom and turn on the bathroom fan, you can hear the toilet flush or your neighbor using the restroom. Basically, unless you have your tv or some type of sound on constantly, you can hear pretty much everything like someone coughing or people's entire conversations through the walls. I think the worst has been listening to all of the domestic violence going on. Another dangerous thing is a lot of families have recently moved in and they don't watch their children when they run out into the road. It doesn't help that people speed throughout the apartment complex and God forbid hits one of the kids. The old speed bumps were damaged and they never installed new ones. The gates are normally broken but you learn to ignore it. Another dangerous part besides people speeding throughout the apartment is people exiting through the "only" entrance gate and entering through the "only" exit gate, it's almost caused several accidents/head on collisions.
Whether you believe the "negative" reviews or not, you'll find out on your own. I recommend that if sleep is important to you and you're a light sleeper, find another place even if it's not on the "good" side of town or adjust your budget and move somewhere nicer with fewer complaints about thin walls.
I'm not sure why these apartments haven't been switched to a section 8 or classified as lower income apartments because it's not the same quality as when I first moved here.
