Application Requirements:
- Application Fee: $50.00 per person (18+).
- Income: Must be at least 3x the monthly rent. Provide the last 4 months of pay stubs.
- Documents: Submit a copy of your Driver’s License/ID and Social Security card.
- Rent & Deposit: Rent and deposit amounts are equal. For example, if rent is $1,000, the deposit will also be $1,000. Both must be paid in full before move-in. A deposit is required to reserve a property, which can be held for up to 14 days. The second month’s rent will be prorated if you move in mid-month.

Additional Policies:

- Credit Issues: Acceptable if there is no negative rental history.

- Rental History: Applicants with prior evictions or broken leases may be subject to additional fees, including a double deposit or non-refundable high-risk fee. All rent, deposits, and fees must be paid in full before move-in.

- Criminal History: Evaluated on a case-by-case basis.

- Pets: Considered on a case-by-case basis, with a 25 lb. weight limit. If approved, a non-refundable pet deposit of $250 is required. Pets are not permitted in any of our multifamily properties, including duplexes and larger units.
