How Is This Rating Determined?

Incompetent managment

I don't know where to start. This situation occurred when Madera Residential bought this property. Please don't be misled by previous reviews. I will categorize the problems.

1) dirty environment:

Dog poop is everywhere, and pet waste bins are always full and never get cleaned. The mailbox trash can is always full and never gets clean. Trash is everywhere near dumpsters.

2) Lack of security

My bike got stolen twice. The gates are always open due to a lack of proper maintenance. There was...
an active shooter in the building on January 30, 2021, who killed his teen girl and injured another person. You may google this title to read more: "Police: 1 killed, 1 injured in shooting at Stewart Creek Apartments in Frisco".

3) Super slow maintenance:

This building is old and needs a lot of repairs. Don't be fooled by the pictures on their website. When maintenance is requested, they either do not show at all or at least two weeks later.

4) Lack of office staff and not answering phone calls

if you call their office, no one answers. The manager is not in the building most of the time and the office staff is responsible for everything. I remember I had to call for 2 hours to talk to them.

5) Mandatory low-quality internet package

6) High price of rent

7) people with abnormal behavior will be your neighbors

8) Rude and incompetent manager: Melissa Fuller

9) Money-hungry company

10) lots of Broken gym equipment

11) Pool is always closed, and when it is opened, it is dirty and unusable.

12) a lot of fees besides the high price rent: trash fee, useless valet trash fee, and so on.

Bottom line: If you value yourself and your money, do not come here.

Unreasonably poorly maintained, and expensive.

I almost can't write my whole list of grievances without hitting the maximum review length. Here’s the shortlist:

1) Understaffed/unresponsive maintenance. I have requests that have gone unfilled since move-in. I want to give examples because they’re appalling but that seems to flag this site’s review filter. It’s bad though.

2) Package theft. I had a package stollen in my first month of living here. But the lockers are in a weird place and Amazon mostly ignores them. You also can’t install...
security cameras as per your lease and the property won’t do anything about it themselves.

3) Property upkeep. Smells like skunk 4 hours a day. Spring rains caused a bunch of mud to flood the covered parking spaces, which I pay $50/mo for (double my last property). Valet trash was missing for like half the year, but we still got charged $28/mo for it.

4) Poor insulation. Heat seeps in nonstop, causing the AC to run way more than it needs to. My average electrical bill during the summer for my 1-bedroom unit was in excess of $250/mo because my AC ran 20 uninterrupted hours a day. Enough tenants thought their AC had to be repaired that the apartment sent out an official notice that their AC units were "running within spec," and that we should all stop complaining about our apartments being 80°F if it’s 100°F outside.

5) Spectrum ‘technology’ package. $90/mo for mediocre internet and cable TV. Mandatory. You're not allowed to opt out. But because this 'service' doesn't meet the minimum requirements for me to do my job at home, I have to pay for another provider to give me better service, on TOP of that.

6) More amenity fees incoming! They’re about to combine all their amenity fees ($90 tech package, $28 valet trash, $10 trash utility, water utility, and admin) into a single monthly bill... of $165/mo. They're conveniently not mentioning that this is about 30% more expensive than the sum of the individual utilities from this last year, and there's no indication that there are any new utilities being added to account for this price increase.

My only positive about this place is that the floor plans are fairly nice. That’s it. It’s definitely not worth it for the hassle and the cost.

RUN!!

I’ve lived in 4 different apartments my whole life. This one is the worst. Where do I start?

1. It’s about to be summer and the brook refuses to hire pool maintenance. One of their staff services it and right now the pool is a milky white color and the pump is broken. You can’t even see the floor. If a child is in distress and sinks, you won’t be able to see them. It’s a huge compliance issue.

2.The building is about 30 years old and there are always issues in my my unit. They had to remove...
the ceiling part on top of my shower twice! The first time they accommodated me with a hotel stay due to the inconvenience. The second time around, after a new company took over, they were less friendly. I work from home. Imagine having multiple men in and out while making these repairs.

3.The rent prices are increasing like crazy. They make you pay $30 for “trash valet”. Which is you leaving the trash all day in front of your home for the rats to play with. Sometime at 10 pm a man in his pickup truck gets it. I hate this service, I wouldn’t dare leave rotting trash in front of my door step for 12+ hours…BUT of course. It’s not optional. Please do yourself a favor.

4.The gym is always muddy. Like legit mid tracks. I don’t understand why they never clean it.

5.The staff is incredibly overworked and hardly answer calls. I really feel for them because it’s not the staff. It’s the company that bought the brook, Madera. They have them doing extra tasks that have nothing to do with their job titles, such as pool maintenance.

There are a thousand other things I can mention but it’s too much to write.

There are other places nearby that charge just as much and it’s not as bad as it is here. My lease is up and I wouldn’t stay here even if they paid me.

Lazy leasing agents

They increase your rent to 150-200. They will obligate you to pay spectrum cable and internet (who uses them now days??) They don't send you renewal docs till your lease almost expires and charge you a month-to-month fee. You call and they don't answer. They obligate you to pay valet trash and some days they don't pick up and you end up doing yourself. The pool OMG is always dirty, jacuzzi with no hot water and smelly. I saw a resident doing the cleaning himself. When a leasing agent finally... answer all they say yes I will do it.. I promise it will get done... and it takes months for them resolve lol..

Terrible place because of poor management

The title says it all, management is selective, rude, and hard to deal with. they sell apartments that aren't up to the legal standard of their contracts and actively choose who to help and when, namely with service requests. DO NOT MOVE HERE!!!
