Apartment Rules
Smoking: No smoking is allowed inside the buildings. This includes tobacco, marijuana, incense, and anything that produces smoke except for items used to cook in the kitchen area and regular candles. Smoking is prohibited within 10-ft of the building including the front porch. Smoking of legal substances is allowed in the parking lot, your vehicle, and other places not within 10-ft of the building.
Parking: Parking in front (west side) of the building is reserved for small vehicles. All over sized vehicles that restrict traffic flow between the house and the triplex shall be parked in the parking lot on the south side of the building. Apartment 1 is allowed 2 vehicles parked in front of the building. Apartment 2 and 3 is allowed 1 vehicle per apartment parked in front of the building.
Visitors: Visitors are not allowed to stay overnight for more than 5 consecutive nights or more than 10 nights in a month. If visitors exceed the allowed visitor overnight stays, they will need to be added to the lease as a tenant. 2 visitors are allowed Monday – Thursday, 4 visitors are allowed Friday-Sunday.
Quite Hours: Quiet hours are from 10pm-7am Monday-Thursday and 11pm-7am Friday-Sunday. During quiet hours, loud music, noises, voices, and any audible disturbances shall not be loud enough to be heard across apartment walls or from the outside of the building by someone inside. Some tenants may have busy workdays or children and quiet times are necessary to allow peaceful night sleep.
Parties: Large parties are not allowed on the premises. Any gathering of people, more than the allowed number of visitors, must be approved by the management.
Porch: Tenants are allowed to keep items on the porch, in front of their apartment that are appropriate for a porch. Bulky, trashy, unsafe, dangerous, junky and unsightly items are not allowed on the porch. Management has the right to allow and not allow items kept on porch.
Prospective tenants must submit an application. Requirements include:
First month's Rent and one months rent deposit
Good rental history
Clean background check
No minimum credit score but monthly debt payments must be reasonable.
