Cortland at Valley Ranch has two things going for it. The first is its excellent location on MacArthur and accessibility to everything you could possibly need within 5-10 minutes. The second would be the amenities. They are great.
However, the apartments themselves “look” nicer than they are. The walls are paper thin and you can hear everything from the external stairwells to what is happening in the apartments above and below. The newly renovated apartments are not truly renovated. They’ve... just had thick slabs of paint put over everything including the cabinets and tubs. The floors are uneven and covered with cheap vinyl. The paint job is so sloppy, there are paint splatters all over the ground. You can see the water leak marks in the ceilings and the paint drippings all over the wall from poor workmanship. When things are replaced, it’s with cheaper quality items. The paint peels off the walls and doors. The fire ants come out as soon as the weather gets a bit nicer. There are services provided to control them but living in Texas for many years, this isn’t a small ant problem, there looks to be a deeper infestation that would probably require more money than property owners are willing to pay. This could be a beautiful complex if they put the same effort they did in their main building with the offices and amenities into their actual apartments that residents live in.

While some level of... noise is to be expected with apartment living, if it is ever excessive to the point that it is causing a disruption to your peace and comfort, please let us know. We are always happy to speak with neighbors and look into other solutions to ensure that our residents are happy.
We certainly understand that pests can be alarming, which is why pest control is offered to all residents. In order to request pest control, please put in a service ticket in the resident app and we will have our pest control team out to inspect and treat the home to your satisfaction.
