Clean, one-bedroom duplex on bus line 28. Near Wheatley Heights Sports Complex, hike/bike trails, and Salado Creek. Also near IH 10 E, Pecan Valley, and MLK Drive. No inside smoking is allowed, and strong preference is given to non-sm_kers.
Seeking quiet, stable long-term resident. Two occupants maximum including children. A $200 holding deposit is required with the application (will be refunded if the application is disapproved). A non-refundable application fee of $20.00 per adult is also required.
Beige ceramic tile throughout. One large wall AC with heat in the front living area and one small through-the-wall AC in the bedroom. There are three good-sized clothes closets and ample pantry and storage cabinets. A washer connection is in the kitchen (no dryer connection). Stove and refrigerator included, unless resident prefers to provide their own. Security lights and burglar bars.
$675.00 per month plus utilities. Electricity is paid through CPS Energy on a separate meter. Gas and water are subdivided (allocated) between the two duplex apartments and added to each month's rent according to a legal formula that is disclosed in advance and signed when the lease is. The allocated utilities start the 2nd month of occupancy and average about $50-60 per month per apartment. The owner emails a copy of each month's utility billing to the resident in advance of rent being due.
Applicant must have good verifiable long-term income close to $2,200 per month or more (somewhat lesser income is acceptable if receiving government or retirement check). Must also have good verifiable rental history.
Security deposit (total) is $400 if references are good for income and rental history. I normally require a year or more with the current employer if income is from a job. Preference will be given to applicants who can demonstrate stable rental history and have lived in one location for a long period of time recently.
A high credit score is unnecessary; minor and older criminal history can be considered on a case-by-case basis (but no recent violent or drug-selling offenses or recent evictions are allowed). An applicant's chances of approval are greatly increased when I can speak with one or more recent landlords or property managers with favorable feedback during the application process.
Pets (up to one small dog and cat) can be approved, subject to strict lease rules. Dogs must be on a leash or code-compliant tether when outside.
The apartment may remain occupied through the end of November, and arrangements may be required with the current tenant to show the apartment.
