Not worth leasing
Please read the reviews on Google and the Better Business Bureau before considering this property. A troubling pattern is evident: whenever there’s a negative review on Google, a positive review about the management team quickly follows, creating a misleading impression.
To briefly summarize my experience: I was late on rent, and the property manager, Jorge Juarez, refused to accept payment unless I paid the overdue rent plus 75% of January’s future rent—this happened while it was still... December. I informed Mr. Juarez that this condition is not outlined anywhere in my lease agreement and that he cannot legally enforce it. My concerns were met with silence, and he stated that he was unwilling to resolve the issue. I escalated this matter to Quantum Leap Management and its leadership, Leslie and David Shippy, but have yet to receive any response.
Beyond the management issues, safety is a major concern at this property. The mailbox area is frequently broken into, an ongoing problem that has not been addressed with preventive measures. The complex is a hotspot for criminal activity, with no security cameras and a gate that breaks down every 2–3 months, leaving residents vulnerable.
As for maintenance, the reality is far from the glowing reviews. On average, it takes maintenance two weeks to close a ticket, but my most recent request took over two months to be addressed. This delay is unacceptable and reflects poorly on the management’s ability to support residents.
In short, Broadstone Colonnade fails to provide a safe, transparent, or responsive living environment. I cannot recommend this property to anyone.
