Historic Downtown Living
Living at The Exchange has been such a unique experience. I arrived just as the property changed ownership and it was really inspiring to see how Mitch and Sean worked to get things in order - from window washing, to a installing a security gate, to creating a gym and lounge, to restoring access to the community balcony overlooking the Riverwalk, to getting a pizza joint to lease a retail spot in the building (bummed I’m leaving before they open). They’re working hard to enhance and preserve... this historic building, and it shows.
The units themselves are truly unique for an area like San Antonio. Polished concrete floors, antique windows - industrial loft-style vibes at a bargain. Some dated finishes and appliances, but if that doesn’t bother you, you’ll be just fine. I believe there are upgrades being done to units slowly, but I can’t say with certainty what exactly is happening there. Be sure to ask/tour if possible.
Neighbors are very nice. Most keep to themselves, a few have been here for years and know everyone. A good mix of young and old folks. Socialize where you can, and you’ll have a good experience. I left for weeks at a time as my parents battled illness and my father passed away. I had packages sitting at my door for ages without being tampered with if that tells you anything about the integrity of the community.
Prepare for street noise if you’re on a lower floor, prepare for traffic during peak hours and events. There is a VIA bus stop right in front of the building and a Greyhound bus station across the street (Good for accessibility, iffy for noise and crowding at times). If you walk around the streets, chances are, you’ll be approached by folks struggling with housing insecurity asking for cash. None of this is fault of the building - it’s just the downtown lifestyle. If you’ve never lived downtown before, just be prepared for a change of pace and be able to adjust accordingly.
All said and done, I have high hopes for the future of the building and community! It’s a great place to land if you’re looking for a budget-friendly, authentic, downtown living experience.
