They lied about no-smoking policy, no enforcement whatsoever. People smoking on playground, breezeways, and balconies all the time. Unit smelt very strongly of cat pee upon move in. Windows were very old and wasps and mosquitos constantly got in. Neighbors dogs barked constantly late at night. Internet is a shared connection between multiple apartments, so it gets terrible often even though you are paying a lot for it. Dog park and grounds full of dog poop. Your water bill is a shared for the… community, so if your neighbor uses a ton and you use little, you still have to pay for theirs on your bill in the overall average. They have you pay a "lease intitiation fee" upon move in instead of a deposit, so you get no money back when you move out, and they charge for carpet cleaning, paint, and other "damages" when you move out, even if you leave it freshly painted and spotless. Police were there several times arresting people and for domestic disputes. You have to pay for grounds maintenance every month and they leave grass clippings everywhere and all over your car if you park near the sidewalk. The place is nice. But the management is not. They will not put the tenants first. When something goes wrong they put it off for weeks at a time. Unless you don’t care about good service, really think about your decision.

Horrible. I requested a walkthrough before I left and they said they couldn't leave the office. I scheduled one for the next day and the manager didn't show. I then received a letter from an attorney/ collection agency demanding over $1200 for back utilities and damages to the apartment. I paid my rent and utilities every month on time but after my 12 month lease was up I was not allowed to renew my lease. I paid a ridiculous amount for my utilities. I now live in a house in American Fork and… still don't pay as much for utilities here as I did there. Former tenants should get together and class action them for over charging for utilities.
