Spacious 2 bedroom 1 bath unit on the top floor of a quiet apartment complex. Neighbors are quiet and noise is always minimal, we rarely hear anyone in the complex and it's been that way for the last 4 years I've lived here.

Our lease started on Jan... . 1 and ends on Dec. 31 2025. We are in a situation where my partner and I need to move in about 2-3 weeks. We have received permission from our buildings property manager to find someone to take over our lease. You wouldn't need a security deposit and ours, which was $345 would be given to you at the end of the lease. Depending on when you plan to move in we can either give you 1/2 or 1 month off of rent. Rent is $1518 (after all fees, etc).

Rent includes: Water, Trash, Sewer, GFiber 1GB plan, 2 parking spaces (1 underground and an upstairs stall).

My wife and I have lived in this unit for 4 years and kept up on cleaning weekly as well as deep cleaning every few months. Wife has lived in a 1 bedroom 1 bath unit in the same building for 2 years as well. We've loved this location as it has quick access to the freeway, downtown, and the University of Utah. Great location to the city, hikes, parks, and anything you could want in a large radius.

There are no amenities on site.

We can leave patio set for you if you'd like ($250 value), it includes a table and two chairs.

Complex is great, maintenance has always been quick to fix things and responsive. Property management has always been helpful and responsive. We've had zero issues in the last 6 years here.

Pets are allowed if they are emotional support animals. We've seen many owners of dogs and cats in the complex, it's a non-issue as longs as you have a doctor's note to put on file.

Unit also includes two large closets outside (not pictured). We have 2 sets of tires stored with bins of materials in just one of them, so they are very large.

If you are interested here is what expected for you from our property management which was sent in an email to us:

"They will need to have credit at least in the 600’s, clean backgrounds, positive rental history, and monthly gross income that is at least 3 times the amount of rent.

Co-signers need to have credit in the 700’s and their income must be at least 5 times the rent.

The new tenants would sign a lease for the length of your remaining term at your rates. When the lease expires, they may be offered a renewal at whatever the current market rent will be at that time." Read More
