Terribly built and terribly managed.
The building feels like it is falling apart. The building has structural deficiencies including a shaking parking garage, walls that don't fully attach to the floors, leaky floors (which have forced some to move out due to dangerous conditions), among other issues. No cameras in hallways/stairwells/parking lots, so not very safe. Door locks and garage gate often broken. Fire alarms incredibly unreliable, go off often in the middle of the night for no reason, causing students to distrust them.... Amenities also often fail, including coffee machine and gym equipment. Many apartments dirty upon move-in, they have towed their own residents' cars, when I moved in my fire detector was hanging from the ceiling. It took them days to fix it.
Management is entirely unresponsive and dismissive to paying resident concerns. It's incredibly hard to get ahold of anyone unless you confront them at the front desk, and even then they're often rude and don't fix/answer concerns/questions. Simply horrible.
There are TONS of other, cheaper, better options near North Grounds. Explore them, I implore you. You do not want to subject yourself to this living environment.

Awful
Worst apartment experience I’ve ever had. Faulty fire alarm, terrible package system, spotty internet, cheaply built, had water leaking from my ceiling for five days before it was finally fixed. You pay for 12 months but really get closer to 11. Management is wildly unresponsive.
Also at least four of the positive reviews on here are by the parent company’s employees. If you look at their review history, it’s just all reviews of Homestead’s different properties. If you Google their names, you... can see that they worked for Homestead at some point

Overpriced
This apartment complex is way overpriced for what you get. Most students move out after a year. Fire alarms constantly go off, apt appliances break often, and amenities are often left in disrepair.

Upscale, Convenient, and Community-Oriented
Our experience living at the Pavilion at North Grounds this past year has been very welcoming. The amenities are hard to beat for the area (a community pool, a dog park, a TV lounge you can rent for events for free, etc.), and the location right next to Barracks Mall and walkable to the Law School, Business School, and The Corner means we’ve barely had to use our car to get where we need to go. The staff are very caring, and it is evident they are constantly working on ways to improve our... experience through rapid response to work orders, community events, and resident appreciation activities. While rent may be higher at The Pavilion than other nearby options, once you factor in the inclusion of WiFi, HBO, free coffee, etc., the higher rent mostly pays for itself. Our only recommendation would be that The Pavilion look into more environmentally friendly practices (e.g., coffee cups made out of recycled or compostable materials, recycling and compost bins, reducing plastic usage at community events, etc.); however, we understand some of these limitations are due to municipality resources and would have to be taken up with the municipality as well. Overall, we enjoyed our experience enough to make our decision to renew for a second year an easy one.

This has been where I call home going on 3 years now. I have lived in this apartment complex since it first opening. At first the it was loud do to construction, but now it has become one of the top places to live in the area. It offers great amenities, GREAT location, and they have a GREAT Staff who know residents by name and resolve any issues in a prompt time frame.
