Clean credit and background would mean a $2,000 deposit plus one month rent due up front ($4,450). Less than clean credit and/or background would mean a higher deposit. That amount would be determined by the nature of the item(s). If you’re concerned about either or both, feel free to discuss them with me before applying for the property. Not all scenarios will qualify. Also, I want the tenant(s) to have money left over after paying the upfront monies. I don’t want an unexpected bill to derail the process. Whichever applicant is deemed acceptable, and can move in soonest, will be the chosen tenant. Pets are conditional and will come with a higher rent and deposit, (an additional $50/m rent and $300 deposit). Loud pets will not be accepted as they are disruptive to the neighbors.
