DO NOT RENT HERE

In the three years I've rented here my rent has gone up by $500/month. And just this year they decided to increase pet rent by $20 per month PER PET, so I'm now paying $55/mo per pet. They also decided to double their parking fee from $20/mo to $40/mo. All of this with no added value, no improvement of services, nothing.

Also:
-They only have one trash compactor for the whole community. It breaks almost every few weeks, for weeks at a time, and they haul out a huge unsightly open-top dumpster...
in the meantime.
-Maintenance left a giant hole behind my fridge after repairing it and left it there for almost a year before I called and asked if they were ever going to fix it.
-The downstairs toilet was installed so poorly that there was an inch wide gap in the caulking at the bottom and it flooded my apartment. They had to completely remove it and reinstall it.
-The maintenance man came into my apartment while I was in the shower and proceeded to do work on my apartment while I was in the shower unaware, then he knocked on my bathroom door to tell me he was done. He should have left when he heard the shower running and come back later.
-You can't call the office at all. Calling the number just leads you to a voice message saying to text them. It's anybody's guess when they'll actually get back to you.

We appreciate the opportunity to address your concerns regarding our community. Our renewal/pricing specialists evaluate many factors when generating offers (for example: seasonality, the current market, location of each unit in the...
building, view from the unit, amenities/upgrades in the unit, etc.). Moving forward, all residents are required to register their pet with Pet Screening where they will register and provide any and all documents you have on your pet (medical/shot records, bite records, training, ESA documents, etc.). Pet Screening will then provide you with a FIDO score. This score correlates with the amount you will pay for pet rent. Our parking fees did increase to $40 and is required for all residents who have a vehicle in the community. Our community charges for parking to upkeep/maintain the parking lot, ensure all residents have a place to park within the community, monitor for non-resident/non registered cars in the parking lots. We apologize for any inconvenience regarding the trash compactor. Unfortunately, there are times where the trash compactor is in need of repairs or service. Sometimes these repairs/services are delayed due to coordinating with our vendors and parts on order. Our teams do their best to alert residents and provide alternative solutions should delays occur. Thank you for bringing your maintenance concerns to our attention. We never promise nor guarantee our residents will never experience any service-related concerns during their residency; however, our team always acts with customary due diligence per the lease to ensure all requests are solved. According to our records, your entry notes state to call the day prior to alert that maintenance will be coming. Our team will courtesy knock prior to entering the unit. We have passed your feedback along to our service managers for improvement. Our office line was provided to you by our onsite manager and you are also welcome to text or email the team through your ResApp for more prompt response. We sincerely apologize for any dissatisfaction with your experience and appreciate your sharing your feedback with our team!

BUGS!

I lived here for three years and I constantly had an issue with bugs. Sliverfish, carpenter ants, "water bugs", gnats the were flying out of a crack in the floor because the subfloor was rotted. Bad weather stripping on the doors. Pool smelled like trash because the trash compactor was gross and broke often.

New Move In

I just moved into an apartment on September 3rd . Unit was never cleaned , painter used old paint which smelled terrible for days, mismatched light bulbs. Dirty carpet , weather strip broken not replaced , glue is still seeping through the floor. Leaking toilets . Promises promises promises 8 days later still pending . I was not going to post a review but the fact that they are being so rude because I submitted service request for their negligence forced my hand.

Garbage Community

In addition to the trash compactor being constantly broken (literally a garbage community), they recently -forced- all tenants to accept a modification to the locks on their homes. Now, instead of a key, you can only enter your front door by inputting in a four-digit code to access your unit. Thing is, anyone else who knows (or guesses) your password can also get into your house. Since the lock system uses internal outlets, it also means you can't use the power outlet closest to your front door... for anything else. This unwanted feature was one of many that was used to "justify" raising the rent. For a community that already appears to have a problem with theft, it's hard to understand this.

Every single negative thing that other reviews, even those on other websites, have mentioned about this community is true. Stay away from Gayton Pointe and any other properties owned by this company; these people deserve to go out of business.

Blatantly don't honor their word - stating clearly that intention

The current manager clearly stated that if the agreement to deliver my packages had been in writing, she would honor it, but since it was obviously a verbal agreement she would not. This agreement had been honored for 3 years and through several changes in personnel. What sort of integrity is that?
