Application Took 4 Weeks
I'm not in the habit of giving bad reviews, but the absolute recklessness that this building and its management has handled my application process with needs to be addressed. I'm hoping this might motivate Edison47 (the company that manages the Hue) to reconsider their application process and third party compliance team.
Firstly, the building the nice enough. It is brand new so obviously it is clean and well designed. Michelle, the property manager, gave a thorough tour. She was friendly enough... , but is the only one present in the office aside from one part-time assistant for the entire building. There is no leasing team to speak of.
While new and with plenty of amenities, bear in mind these units are small, with some studios measuring up to less than 400 square feet. Also, the property on the south side of the building is slated for development, so residents will need to be prepared for a lot of construction noise directly outside their window for the next couple years. The future building will block much of the sun the building currently gets.
The main reason I’m writing this review, though, is my experience with the application process. I had applied for an ARCH unit and knew that ARCH applications can take longer, and also that I had a risk of being denied. However, I hadn't anticipated it taking four WEEKS of exhaustive back and forth emails (35 emails, to be exact) between me and the property manager, conveying the requests of their third party compliance team, all with no indication of what the outcome would be until the final rejection a day before move-in.
For the record, this is NOT normal for ARCH applications—after shopping for other affordable units in the area, I found another ARCH unit in a building that was able to process my application (and accept it!) within THREE days. No headache-inducing email chains, no asking for extra documents that weren’t declared up front. It was the exact same amount of paperwork, so the only explanation for the Hue taking 25 extra days to process the same application is that they and their compliance team are simply incompetent.
For anyone who wants to live here, do what you need to to get yourself housed, but know that applications here can take weeks to process. However, Equity Apartments runs many other buildings in the area with good affordable and market-rate options. :)

In your case, this process identified additional funds that put you over the limit, which unfortunately led to the delay and the final decision.
