The illusion of luxury wrapped in the reality of cost-cutting
The walls in the unit are extremely thin, allowing sound to travel easily between neighboring units. I can often hear my neighbors' activates in detail, which feels like an invasion of privacy. Some nights I am unable to sleep because it sounds like there is an intruder in my home. The appliances seem to be lower quality than expected for a property advertised as "luxury living". Their performance and durability do not align with the standards typically associated with this classification. I... am renting the townhome and the vents for the bottom floors are located on the ceilings. The placement of the vents has placed a significant challenge during the winter. Since heat rises, the lower level remains uncomfortably cold unless adjustments are made, such as closing vents on the upper floor. This requires daily management of the vents to maintain a comfortable temperature throughout the unit.

The walls in your apartment are constructed with a Sound Transmission Class (STC) rating of 60, which reflects a high level of sound isolation. An STC rating of 60... indicates that there is significant noise transfer reduction between units. Building code specifications for sound transmission often require a minimum STC of 50 for walls separating dwelling units, however a higher rating like 60 provides superior soundproofing.
Contrary to your concerns, the walls are far from “paper-thin.” They are built 8 inches apart between units and include two layers of 5/8-inch wallboard, 3.5 inches of insulation, a fire partition, and a fire barrier, with a 1-inch air gap between each residential wall to enhance both fire retardant and soundproofing.
Regarding the vents in your apartment, their placement is intentional and follows standard design practices for buildings constructed on a concrete slab. In such cases, first-floor HVAC vents are located in the ceiling. While seasonal adjustments to the vent dampers may be necessary, this is typical for such systems.
