The property manager is never, ever around. The rent goes up every year by more than $50 a month. This year, $70 a month. Checked with several neightbors and they said it has been like that for years. Most are old here, and can't move again so the management gets away with that. There is a mouse infestation and a bug infestation that they won't take care of. the bugs come from the drains. There are problems with the building that make it easy to break into that haven't been fixed. There were... (unverified with police) reports that there have been break ins and the apt doors aren't that secure. There is no intercom system. I was told when I moved in that there were security intercoms, but were being "fixed". That was several years ago and we still don't have them. The front doors do lock from 11pm to 6:15 am, but there is no way to get in the building if you leave and forget your key. Plus the door locks are old and difficult to manage, so even if you have a key, it may not work. The plumbing is bad and they told us to just not use our dishwashers or washing machines. They said they fixed something with the water that took six weeks to do, but it is still not taken care of and it's been a year. You can smell something coming out of the drains and toilets. Took them over 3 weeks to get a water heater in someone's apt (she warmed water on her stove for that time) and another neighbor had to wait a month for a new dishwasher. At first they told her she wouldn't get a new one. The noise in the building is bad. You hear everyone's tv's and conversations from next door. walking in the hall, you can hear what's going on in each apt. you walk past. there are some strange ones living here, esp this one that goes to the apartments begging for coffee and she retaliates if you don't give it to her. I'm old and unable to move myself or I would.

Flambeau Village is a 54 unit property which does not require a full-time Property Manager. You Property Manager is on-site at... least weekly, as well there being part-time maintenance and part-time cleaner, each of whom are available to discuss any concerns you may have. Our corporate office conducts routine market rent analyses to ensure that our rents are competitive with the local market. Penkert Properties does our best to ensure that we are providing our tenants with a fair rent while absorbing as much of the increased expenses as possible without passing those along to our tenants. Unfortunately, expenses do increase and rents also increase.
Our pest control contractor, WilKil, conducts routine inspections for pests (mice and rodents, insects, etc.) on a quarterly basis and any issues are treated immediately. Our staff also conducts annual inspections of each unit to ensure that the units are being maintained in a sanitary condition to avoid the potential for insect or rodent infestations.
Any complaints of mouse or insect infestations are taken seriously at all of our properties and are treated immediately to ensure that any infestations do not spread. If you are having issues with a mouse of insect issue, please contact your Property Manager at the phone number provided above so that we can address your concerns.
Regarding your concerns with the building being easy to break into and the apartment doors not being secure, I would again encourage you to bring these concerns to your Property Manager. Each apartment door is equipped with a deadbolt, which is what any apartment door has. If you are having issues with your keys, we would be more than happy to help get that fixed for you, however, until this review, we have not been made aware by you or any other tenant that there are issues with the locks or tenant keys.
There was an issue with the lift pump station which has been fixed and we did ask tenants to minimize their water usage while we waited for the parts to arrive. That issue has since been resolved and tenants are free to use their appliances as they would normally. We were having an issue with tenants flushing wipes down their toilets, which did cause problems with the plumbing but, again, that issue has been resolved and we still ask that tenants not flush wipes down the toilets so that there aren't further issues in the future.
You mention noise in the building and that you can hear everyone's TV and conversations next door or someone walking in the hallway. When you live in an apartment building, there is an expectation of incidental noise that will happen as a result of people living in their apartments or coming and going from those apartments. It is unreasonable to expect silence in a building with that many people all living together in one place. If the noise is excessively loud or late at night when there is an expectation of quiet, typically between 9 pm and 6 am, then we would encourage you to discuss your concerns with your Property Manager, or, if the noise is loud enough or causing a disturbance, to contact the police to file a noise complaint so that we are able to take legal action against the offending tenant. Until now, no complaints have been made.
In closing, we hope that you will bring your concerns to your Property Manager in order to address the issues you are having. Unfortunately, without knowing the specifics of your concerns, we can only address them how we have here; by explaining our policies. We have a lot of tenants at Flambeau Village who are happy to live there and bring your Property Manager cookies and other baked goods on a regular basis. We are sorry that you are not happy with how you think the property is being managed, however, there are many other tenants who are happy.
