The Place To Be in Milwaukee

River Place Lofts or RPL as we call it is the place to be. The luxury finishes, gated community, unparalleled amenities (fitness room, pontoon, paddle tennis, fire place, wine and cigar room, grills, etc.), and mostly the people (along with all their dogs) will make this a place you'll never want to leave. It truly is it's own little community within the city of Milwaukee. There is no doubt you will get your rents "worth" out of living at RPL. If you don't believe, me you'll just have to come... take a look for yourself.

Nice gated community

Property & Buildings:
The buildings are renovated brick and timber warehouses on a private gated property. Really nice for people who like to be close to all of the action in the Third Ward, Walkers Point and downtown but without the traffic and pedestrian noise that most places have to deal with. Walkable to multiple great restaurants and other night life. Lot's of outdoor space within the property (very great for the dog!), access to river with boat dockage, kayak storage, paddle tennis court,...
multiple community rooms and a well-equipped fitness center.

Apartments:
Looked at a handful of different floor plans before deciding. All have modern kitchens and bathrooms with nice granite countertops & vanities, huge mirrors in bathroom + heavy glass shower doors (didn't see this in other places I toured), high loft-style ceilings are a big plus. Bedrooms were on the larger side and most had walk-in closets.

Only downside was the construction for the Rite Hite buildings caused some dust and noise for a bit this summer but that is almost done and not that big of a deal. They cleaned the windows on all of the buildings over the summer (I believe annually). We just re-signed for another year here. Great property and seems like the people here are happy & laid back for the most part.

Judged a book by its cover

Nice at first when touring, but once moved in the issues began to arise: similar to review below, brick walls crumble and create more cleaning than necessary every week. Noise between units is horrible - I understand shared living, but I was in a restored building prior to RPL and noise was not this bad. I doubt the two tenants who have lived above me both have heavy feet.. every step and conversation is quite loud. When I moved in I asked and was told ‘you never hear anything!’ The locks on the... doors have these ‘fancy’ all in one keys that never work so it takes multiple tries to get into your apartment vs an easy fob for general entry and regular ‘ol key. If you face the train tracks the trains are extremely loud when they stop/start.
There isn’t a communication system for tenants from management (no mass email list to inform you of window cleaning, road closures, events in area, etc); any apartment I’ve lived in previously (15 units to 200+ complexes) have had a communication system and this is frustrating as you never know what could be going on within the complex.
Property manager is difficult to get ahold of if you do need something. Responses to email can take up to a week.
There was suppose to be a pool and outdoor spaces put in this year and that didn’t happen.. upon talking to other tenants who’ve been here longer, this was the second summer things were suppose to happen.
Pros: nice amenities including club rooms and gym, quiet area but close enough to walk downtown, and have a good amount of restaurants etc within a short walking distance.

Nice looking at first

Nice looking and tall ceilings, but be advised that construction of these places is not great. They kept it rustic with the old beams and rusted plates on the ceiling and walls but that chips off and falls all over the place. There is also quickcrete poured on the floor above and it drops down in little pebbles. I am always having to vacuum and sweep. Noise from neighbors walking around and even talking can be heard from unit to unit. No covered parking and with the concrete factories all around... you it covers your car in dust. No assigned parking. Spoke to several of my fellow tenants and they also have similar issues as well as drafty windows. For the money i would look somewhere else.
