Unsafe building- exterior doors do not close allowing anyone to walk in, and homeless sleep in lobby every night
This building is not safe and I would not recommend anyone live here. There are homeless who sleep in the lobby daily who threaten you if you try to remove them. They break into the mailboxes and cause other damages to the lobby. Management is well aware of the problem and does nothing to address it. There also is rampant package theft caused by homeless and other unauthorized people accessing the building through lax security, such as the exterior door that does not close by the dumpsters(and... where homeless people congregate in the winter) and remains open at all hours of the day. Management is slow to respond to issues of building safety such as fixing the aforementioned exterior door that does not close and remains wide open in the winter (been an issue since October and is still a major issue to this day). Very negative experience living here and even though management seems nice enough they ignore blatant safety issues to save a few bucks. The building itself is not in particularly good shape either. Poor windows that are very drafty, the doors are cheap and poor quality that do not close properly and rattle because of the draft. The hallways are dirty and the yard is full of dog waste due to inconsiderate residents. Additionally, you have no control over the heat and no ability to lower it when they crank it up starting from October through April. Overall a bad experience and I would recommend looking elsewhere for a safer and more secure apartment.

Only There for One Year
Pros: For downtown Milwaukee, this is one of the cheapest places to rent a single bedroom apartment. Office staff are quick to answer emails and phone calls.
Cons: (there are a lot)
1) Apartments and very old and small. None of the doors in my apartment closed and their form of fixing it with shaving down the door frame, but that didn't even fix the problem. The bathrooms are extremely tiny, the living room / kitchen area is not that big, and the closet space is non-existent.
As for how old... the building is, I made the mistake of watching my TV while having my window AC unit and microwave going as the same time and it completely fried my wires and I was without electricity for 3 days.
The walls and floors are extremely thin. A lot of the floors are hardwood so I can here my upstairs neighbors drop everything and speak very clearly. No carpet to muffle anything.
2) I am 100% convinced they don't do background checks. I don't think they did a background check on me when I applied. My neighbor was the worst person I've ever had to misfortune of living next to. She was constantly screaming at her partner or over the phone at all hours of the night. Every other word was a swear word and all she talked about drugs, guns, shoot outs, etc. I left a note on her door asking her to just to be a little bit quieter at night because the walls are extremely thin and instead of being a reasonable human being, she basically started a war with me. I didn't know what she looked like, but I genuinely feared for my safety some nights.
3) The parking situation. Luckily I was able to get a parking spot after 2 months, but it sucks having to pay $90 a month for a tiny parking spot that isn't even protected. There were several instances where cars were broken into (sorta comes with the territory of living downtown though).
4) The elevators.... I was trapped with my mom in one of those small elevators for over an hour while it rocked back and forth several stories above the ground. We called the emergency number and their solution was to call the office staff. The office staff then decided that instead of having anyone onsite try to help us, they were going to call the company of the elevator service and have them try to come out... Over an hour later and it was actually my dad who pried the doors open and got us out.
Overall, I wouldn't recommend anyone to live here unless you are desperate for a place.

Thank you for your review. We're sorry to see we've only earned a 2 star review after your stay, but notice many of the items you listed were either out of our control, or handled appropriately.
1. As you mentioned for a pro, the building is "one of... the cheapest places to rent a single bedroom apartment". While most people get what they pay for, we have been on a remodeling tear since our new team took over in 2018 with Matt & Carol. Luxury vinyl plank floors, which is sounds like you had (not hardwood), new kitchens, and updated bathrooms has been a prime focus of Matt's since takeover. We're not shy about upgrading and have offered many of our residents upgrades as we are not oblivious to the age of the finishes. While the age and being able to hear your neighbors are a con, in no apartments that we've either lived in or managed has noise control been achievable as this is apartment living. Duplexes, 4 families, high rises, etc. We cannot control how neighbors behave, only do our best to make sure we place quality people in our buildings. The electric is also breaker electric, so it is not old. We also replaced your electric and added amps to help provide a long term solution.
2. While you're 100% convinced we don't do background checks, it's 100% against our policy and Federal Housing Administration guidelines to do so. All of our residents go through a comprehensive background check, employer check, and previous landlord check. To the best of our ability, we gather the facts and make a decision. This resident, upon learning of your complaints, and rightfully so, was dismissed from the building through proper protocols. Again, we cannot control how people behave, and don't feel 1 bad egg is a con when we have 143 other residents in this building who get along. Those that don't, when told to management, receive the necessary communication and procedures to correct the action or leave, as was the case here.
3. Our parking rates are $60 less then the next closest competitor. We offer an affordable living with luxury aesthetics, and a parking amenity, not high priced parking with living amenities. We do not feel it's fair to gouge our residents with high priced parking in an area that's difficult to find it in. Supply and demand doesn't apply at The Royal Plaza. Our building and lots are also monitored by security cameras. However, as most know, Milwaukee and car theft/break ins has increased at such astronomical levels that these instances are bound to happen. When masked marauders break in during pitch black hours, we follow protocol upon learning about these instances, include the police in investigations, and share our video footage of the incidents. I'm afraid this does come with the territory of living anywhere in MKE county, not just downtown.
4. In no way, shape, or form will we ever ask an unqualified onsite resident to assist in matters over their head, and put others at risk, let alone themselves, with their inexperience to handle a situation such as this. Upon being stuck in the elevator, we called our elevator company because they are qualified to handle these delicate situations, outside of the fire department. They responded as fast as they could which again, is out of our control. I would suggest calling 911 in addition to the proper protocols you followed, as that is what we do as well.
Overall, many of your cons lack negligence on behalf of the Royal Plaza apartment staff and building. As you stated, this is a pro about our building. We take pride in communicating with our residents promptly, and handle any and all situations to the best of our ability, both during business hours and after. Maintenance issues happen, and will continue to do so, and we'll take accountability for things when we make mistakes, which will happen. We've taken an old building and encouraged the ownership group to reinvest to provide a quality living, at an affordable price, in a premier, safe location of Milwaukee. As a result, we've updated over half the apartments floors, dozens of kitchens, and multiple bathrooms in a few short years, while providing capital improvements to necessary mechanical areas.
Future residents - if you want to have an affordable apartment with spectacular views, fair priced parking, and an accommodating and communicable staff, we encourage you to check out the Royal Plaza Apartments. Matt & Carol will take great care of you, and promise our amenities and service won't disappoint. In the instance where we make a mistake, email or call us directly, and we'll take ownership and implement a resolution. The Royal Plaza, where luxury meets affordability.

Absolutely TERRIBLE management
Recently moved out of this property after a year long lease. My partner and I have had issues since day one…
Our key was lost at move in when the property manager left it in the mailbox for anyone to grab - making it so I couldn’t lock my door for the first week in the property
We had a broken fridge for two months upon moving in and management showed no rush to fix it until my parent got involved (after already lost $$$ with no compensation)
We were not told upon move in or our tour that... there was a waitlist for parking, we weren’t even shown the lots for our tour and no mention that it would take over half our lease for a spot.
Hallway constantly smelled like weed and cigarettes with only threatening emails to stop from the property manager.
We were barley ever given proper notice (no calls or emails) for entry when maintenance was needed, leading to us being woken up or interrupted throughout the day
And that’s just some. My friend who lives there has also had issues - including a caved in/leaking shower since January that the property manager has been ignoring emails on…
Not worth it, and would run before signing.

Best apartment I've lived in
This building has been a all around great experience the building itself is beautiful. the management is on the ball as far as making everything work well and keeping the building clean. the residents are friendly and respectful. Any repairs are promptly made when requested and the building manager is very nice. The utilities work and work well. With good water pressure and HOT water. The gym and laundry facilities are updated and work great. I won't move unless I have to.

Under New Management--It wasn't always this way.
We have not had hot water in this entire building since July 3rd (I'm writing this review on July 15th). It needs a new boiler and we were all notified that nothing will be fixed for at least another week. No rental compensation has been offered (and we have asked). Now the pipes in the basement (where everyone's storage units are)are leaking. All that has been done so far is that someone has put a "Caution: Wet Floor" sign. We are considering breaking our lease, as are many other tenants.
