I have to share my experience with this apartment complex because it's been quite a journey! The property manager tends to come off as a bit condescending and really likes to assert her authority. I think that might be a reason why they struggle to keep leasing agents; I've seen about seven different ones come and go in the two years I've lived here!
One thing that really stands out is when the manager insists that everything has to go through her. I mean, isn't that what leasing agents are... for? On top of the management issues, the apartment has no insulation, which causes them to accumulate a lot of dust according to the property manager, although it's visible signs of black mold.
I've also noticed that they add fees to your balance and try to justify it with audits, even when your statements clearly show the opposite. Communicating via email is nonexistent they prefer to have you come in person, that way there's no paper trail on the false information that they give you.
The management team including the regional manager, isn't really up to par to be in care of anyone's business. they mentioned my water bill would only be around $30 a month, which sounds nice, but then you end up paying much more for sewer services due to ongoing water issues, which leads to regular water shut-offs a few times a month. I'm only home a total of two times a week but my sewer bill is anywhere from $80-$120 a month. Just a heads up: you can hear the pipes every time you use the water, and it's not the most pleasant experience. Allegiant-Carter is trying to sell this apartment community for a reason.

Bad management
Our move here in April 2023 has been a total letdown.
On our first day, while we were moving our stuff, someone broke into our place and stole cash and my entire film-making camera gear. We went to the leasing office for help, but they just shrugged it off like it was no big deal – no support, no concern.
I've been trying to meet with their regional manager about this, but they keep putting it off, avoiding any resolution. It's been months, and I'm still waiting for a response. It's like they... don't care about their tenants. The manager promised me that they would arrange for a lease termination(due to the theft and our suffering) and will get back to me in the first week. I complained aboutnthe theft. Later, after I have been following up with them, another new staff, a lady simply says, "Early lease termination will lead to a penalty of 4 month's rent. So I have to pay an additional $6000 plus just to get away from further thefts and issues here!!!! They are just money minded.
And it's not just that – I pay extra for a garage, and the door's been broken for ages. I asked for it to be fixed, no response. When I asked for a replacement, they said they issued one and promised a new key. Three months later, still nothing. They just seem to ignore problems.
I've been to their office several times to talk about the theft, and every time they say they're busy and will call back – but they never do. It's been eight months of broken promises.
Moving here from Canada, it's been a real disappointment. Losing money and my camera gear because of their lack of security and their "don't-care" attitude has made me regret coming here. Even filing a police report didn't make them take things seriously.
Long story short, this place has hurt me big time, and what hurts more is the management and their ignorance towards innocent tenants like us.

Very Disappointed
Absolutely terrible customer service!!! Had no AC for the month of August. They provided a temporary unit for the bedroom while the rest of the apartment was over 85 degrees. That unit has yet to be picked up. They harp on clean breezeways but the old ac unit and broken dishwasher are still sitting outside the front door. They charge if you sit a bag outside your door but don’t mind their trash or the neighbors chair and cigarette butts blowing to your front door. They should have the same... standards rhey expect from their tenants. You trip over kids toys or trash while trying to carry groceries inside. Most importantly, the rude staff is what makes this place the worst!!!

Do Not Rent Here!
Very long but I want to warn people not to rent here.
I lived here for 1 year and had several problems within that year and even when I moved out. The apartments are decent enough but definitely not worth the amount they charge. I was made aware of a crack in the window of the second bedroom & was told it would be fixed within the month, when I moved out over a year later it was still cracked. I had several maintenance requests & was either told there actually wasn't an issue or was told it was... fixed & it never was. Half the outlets in the kitchen did not work and maintenance came out to look & said they were fixed but they never worked again. Towards the end of my lease, over 60 days before the end of the lease, I inquired about a possible buyout. With this apartment you are required to give a 30 days notice & the management will give you a letter with renewal amount & options. I did not receive this letter until after 30 days until my move out date, so by the time I gave notice they told me they would extend my move out day an extra 11 days to be within a 30 day time frame. I inquired back and forth with the manager, Bernadette, about this, bringing up when I emailed about a buy out, but was told this wouldn't be good enough. Due to the date being moved I already had to have money for my new apartment and Bernadette told me she would work out a payment plan to cover the unexpected $400 I now had to pay because they didn't notify me in time, a few weeks alter she emailed and told me that she actually couldn't do a payment plan and I would be required to pay the amount before move out causing serious financial burden. When they gave me the different letters giving me amounts I would have to pay, each had a different amount. The day of move out Bernadette did a walk through and told me $65 would be kept for carpet cleaning, fast forward a month, I receive the check for the remainder of my deposit. The check was less than half of what I was told it would be & when I called I was told that two people had worked on it and when she told me that I would only have to pay carpet cleaning, she hadn't actually looked at my account & when she did she found a fee that wasn't paid, even though I paid the amount I was told to pay before I could move out. The Oaks have horrible management and they will put you in a position to have to pay more money that you can't get out of it. My new apartment is wonderful & has shown me the difference a good management team can make.
