Moved into this complex as a new member of the shoals community back in 2022 just a few months before new management took over the property. At the time, we were happy and thought the community was a perfect fit for our family of three.
Fairly quickly, things were being treated with frustration and involved the bare minimum effort. I discovered water damage in my apartment's master/guest bedroom and, reported it in as an after-hours maintenance emergency. The following morning, maintenance came... by with a bucket of paint and covered all visible water damage without identifying the water source. I was constantly feeling unwell and continued reported musty smells, but of course nobody was able to identify what I was reporting! Eventually I noticed there was some odd growth on the master bedroom baseboards so I reported it and requested an inspection. My request was denied immediately, I was told I could leave without facing fees (They gave me just shy of 2 days to decide on this with a small child and a pet) or inspect on my own. After providing them with a professional report and test results which detected mold growth, they reimbursed the cost of testing and we agreed that a licensed professional would replace all damaged materials and inspect further. After repairs were "completed" by their contractor and the same staff member who initially covered the damage, only two out of the three damaged baseboards were replaced, leaving the repairs we agreed on incomplete. Upon calling them out for failing to provide all the necessary repairs we agreed on, they told me their move out offer was revoked and no further repairs would be done, which left me no choice but to relocate as someone who suffers a severe mold allergy.
There are many other communities in the Shoals/Florence area that value their tenants and take these things seriously. As other reviews have stated, staff members ARE rude. They will cover up for each other and, take little to no responsibility when they make mistakes, this goes from property staff up to the Jr vp of the realty company. If you choose to rent here document all conversations, make every request in writing so that they wont suggest "zero trace of your complaints", (like they did to me!) take photos, know your rights as an Alabama tenant and advocate for yourself regardless of how inconvenient it is for them.
