Stay away from the skating park side
Horrible and constant noise from the nearby skating park! If you live here, stay away from the apartments on the park side!

I lived here for one year and will most definitely not be renewing my lease. The management staff is impolite and threatens to fine you for any little thing they can. The maintenance staff takes days to respond to simple work orders, which you may in fact be charged for (although these apartments are cheaply designed in the first place). The pool is locked half the time when it shouldn't be, (yet theres somehow always somebody there to kick you by 11pm when it closes). The application process is... extremely tideous compared to every other place I have lived. And if you like to sleep on Tuesdays, there is an EXCELLENT gardening team that mows the grass from about 8am til 1pm or later. They do a fantastic job of going back and forth over the same half dead grass repeatedly every week, seems really necessary to mow grass that often in Arizona am I right? Basically, DO NOT LIVE HERE!

I lived at Rancho Las Palmas for over 5 years. This is my review:
It isn't a nice place. I chose to live there and I liked living there but the apartments themselves aren't nice. You can make them nice and decorate to have a nice place but the materials are, like many apartment complexes, cheap.
The front office staff is friendly and attentive.
Maintenance issues are handled promptly.
The primary pool and spa are well maintained.
The laundry room works well.
The property is clean and... well maintained.
Although the neighborhood may not be the best I never had issues regarding my personal safety or had concerns that my property would be vandalized or stolen. Disclaimer: I kept my bicycle in my apartment. Bikes get stolen all the time in Tempe.
AC works fine.
Ambience:
I think that this apartment complex is quiet. Not too many parties. It is located directly next to a train track with freight trains that roll by daily. It will shake the apartment. No big deal.
Issues:
Cockroaches. When you see these, let the front office know and they'll schedule a pest control treatment.
Stove. In my unite, the exhaust vent to the stove blows directly into your face.
Recommendation:
If you don't care about living in a nice place then I would recommend that you consider making this your home because I liked living there.
