If one applicant out of the group does not meet guidelines that typically will cause the entire group to be declined. All bankruptcies must be discharged to be considered for approval.
3. Rental History: each applicant must have satisfactory verifiable rental history.
Residing with family and friends is not considered verifiable rental history. In case of homeownership, history with mortgage company must not have late payments. No evictions, no money owed to previous landlord nor utility companies, no exceptions.
4. Income: documented and verifiable combined monthly income of at least 3 times the monthly rent. (a) employment -two most recent paystubs are required for employees. (b) self-employed – year to date income report and two most recent years of tax returns will be required along with two most recent bank statements. (c) Any other forms of income may require a benefit letter.
5. Photo Identification is required.
6. NO Co-signers.
7. NO PETS unless authorized.
8. We follow state and federal fair housing laws. All applicants are processed in full compliance of Fair Housing Law and the best qualified applicant chosen.
