For the past 6, almost 7 months, I have had an enjoyable experience living at the Cypress Apartments. First benefit is that it is mostly quiet and hardly have any traffic going in or out. One of my concerns is that there is no guest parking or at least short term parking. The laundry room is affordable however, it always seems to be unkept with trash and detergent spilled on the machines. A decent alternative would be the laundry facility, LOVE Laundry, located on Greenback. They're a little bit... more expensive but worth it. The pool has been opened this summer, which is nice but I'm pretty sure it hasn't been cleaned in a while since there was a bunch of bugs and leaves in the water. Still, the spa has remained closed. Not a big issue, but noticeable. I've been able to reach out to the manager via email multiple times with random questions and was given a response within a reasonable time frame. However, the main office has a short window of being open to have in-person conversations. The apartment itself is okay. No dishwasher and opened windows at night. Might not be the best idea since ambulance vehicles constantly go by with blaring sirens. The rent is mostly affordable since it includes utilities. It's a solid place to live due to having close access to a major freeway, grocery stores, and government buildings (i.e. post office, police & fire dept., city hall, etc.). All in all, it's an alright place to live for a little while.

Nothing in this is correct
Tiny dirty apartments. The spa has been closed for 10 years, the pool is filthy and was shutdown by the city. No club house, no wifi, no gym. The community BBQs where all removed. There is no amenities. The owner will try everything to evict tenants even during the covid lockdown. Don’t rent here.

Best Value in Sac County!
I moved in a month ago while relocating form South Texas. I was skeptical as the asking rents were cheap, but took a chance anyway.
The property is clean, quiet and the staff is extremely professional. I had a leak on a Sunday and the owner showed up personally to repair it, as the maintenance tech was off.
The base rents are low, and even lower once you factor in that the gas and electric are included.
Again best value in Sac County, keep up the good work guys!

Pictures are old and outdated.
Pool has been closed by the city, hot tub has Never worked, the TV Room and work out room gone, the picnic tables and BBQs are gone. All visitor parking have been removed. The manager and owners are polite and repairs are done quickly and the property is quiet even sitting off Auburn and Greenback.

Hi there, This past season is the last year of pool. We passed all inspections. Due to the low amount tenants using the pool, we will be breaking ground on a dog park in the pool area this winter/spring. We will also be remodeling the fitness area... in the coming year. The BBQ area was removed due to fines by the fire department.

Excellent Service
I'm in the process of relocating from san Diego to sacramento and manager Jenny, maintenance supervisor Al, and Ms. Jackie have gone above and beyond to make this transition easy. I work in property management myself and am astonished at the level of service and flexibility they provided. I move on the 13th and look forward to posting a follow up on the property itself. But so far so good! Thank you Cypress Greens & staff for being so accommodating!
