Beach Park has most anything the average renter could want. In unit washer and dryer, granite counter tops, a reasonable and friendly management team (though actually in a nearby complex due to both being owned by the same management company). It has all the downsides of a big company managed property when it comes to how much they can work with you on rent issues, or negotiating a rent increase. The people you talk to do not make the decision, they just have to live with it like any tenant... .
The maintenance team is friendly and will resolve issues quickly, often willing to replace entire appliances with shipping the only delay. There are quite a few families and small children in the complex, but no particularly loud or problematic neighbors. It's a quiet area, and often you'll feel fine leaving the door unlocked.
San Mateo county has no rent control, and moving into here if it's on the cusp of your affordability all but assures you can expect to move out in a year or two after enough 300-400 dollar rent hikes on renewal. This isn't something against the apartment, but the area in general.
