Penny pinchers

Lived here for 2 years and I regret renewing for year 2. You pay for literally everything here. Water, Trash, Electricity, parking garage you don't have to pay for but another additional parking spot is $30 and need another its $50 and we have a two bedroom you would think 2 parking spots would be standard. You have residents parking in visitors spots for days then you have people parking in your spots all the time and all they say is call the tow truck and when you do residents just run out and... the truck puts them down so what's the point. Dog poop all over and it stinks because of it at night. When you try to get a hold of staff they either don't answer or don't even respond to emails. Then they have a big problem with "waterbugs" its a glorified cockroach. when I called them because I found 1 in my house they said its because I keep my doors open and I don't ever keep them open because we have a cat and we live on the second story so you tell me how a bug climbed up the stairs. It most likely came in threw the air conditioning seeing as its on the ground outside. They just paint over old paint and it makes the Bedroom, bathroom, closet doors hard to open and stick together, and same thing with all the drawers and cabinets in the kitchen.

Worst apartment complex ever. Walls are like paper. They love towing cars here. Construction of everything is poor.

I wouldn't stay here again if I had the choice

Between the constant noise, terrible layout (who puts a porch right next to a bedroom window of another unit when the units don't even have central air for hot nights!?), and dog owners that don't clean up after their animals I'd give this place a hard pass.

Don’t stay here

The price you pay is what you get. Definitely low cost for the amount of space in my apartment. Complaints would be that the quality of everything in the apartment is the bare minimum without breaking (or it will break soon). From old refrigerators with cracks in the shelves to paint jobs that seal shut access to circuit breaker, just don’t expect much and you’ll be okay. I think the biggest complaint I have about living here is the damage the trees cause. The pine trees are not tended to... whatsoever so when the pine cones fall from 20-30 feet (still closed), they put massive dents in peoples cars. Since we have assigned parking spaces, there’s no way to avoid these pine cones damaging your car. There was no warning given when signing the lease about the potential damage these pine cones can cause or that I should get better car insurance to cover any damage. So when I went to call and complain about the damage, I was told it wasn’t their problem and that’s why they have us get renters insurance. Renters insurance doesn’t cover damage to the exterior of your car. It only covers theft. Unless you have some very expensive car insurance that covers this type of damage, then you just have to accept that your car has a dent in the hood forever. It wasn’t just my car either. I noticed all my neighbors have the same damage in their cars but mission hills doesn’t have to claim responsibility for this damage. If they at least trimmed the trees regularly to prevent the large pine cones from falling and hitting cars then that would show they’re at least trying. But they don’t and they don’t care about the damage to your car.

When we first moved into our apartment, we were certain the previous owner had pets. How did we know this? Because we were getting attacked by fleas all day and night. We couldn’t even stand to be in our own apartment. We called the management to ask for an exterminator and he shows up and says there are no fleas or any other bug in our apartment. We literally saw the fleas on our skin but the “expert” said there were none so nothing was done. We complained again and two more times the exterminator left notes that there are no signs of fleas. It took a full two months before the fleas died off after we went on an extended vacation.

The only positive thing I can say is the maintence guys do their best to quickly respond to any maintenance request you have with what they can. And they usually respond very quickly

It’s a Trailer Park Disguised as Landscaped Apartments

We’ve had a LOT of apartment living experience and lived here for over three years. There’s been a LOT of challenges: floods, bugs, rats, old & broken appliances, etc); YES, they repaired and made things right (a LOT of inconvenience). They DO honestly try hard to make things right. The maintenance staff is truly exemplary. BUT, this is a 30 year old property. Countless construction projects disrupting life for weeks or months. Learned from former tenants (even IN our unit) that there has... always been problems. BUT they DO genuinely try to make things OK.

The real problem is nothing anyone can do anything about: WHO is renting these apartments. Of the many units in each building, they turn over often, and are frequently occupied by people who act like “hillbilly trash”. TRUE, It takes all kinds to make a world, but the pot smoke coming in your windows and doors at any hour (really bad when asleep), cigar and cigarette smoke, partying on balconies and patios all night, crazy people up at all hours talking loudly, sound of air conditioners running and dripping outside your window all night or the many parking in any empty spot as they don’t care it is tenant parking, the untrained dogs who bark for hours at every noise, people who aren’t even tenants walking around in just pajama bottoms to throw out trash, and then the many people who are not on a lease, but are always there at an apartment.

One could care less how many people are in an apartment (California allows a lot), but, HERE, WE ALL SHARE THE COST OF WATER, SEWER, HOT WATER, TRASH, for each building, based on the number of people ON THE LEASE. So many people, many are military, are outright cheats and liars who do not put all the tenants on the lease, including the many rescue dogs adopted after move in who go crapping a hot steaming pile of stink outside your windows Bottom line, you will likely end up paying A LOT for shared utilities of people who are basically illegally living and staying at your neighbor’s apartment – some for weeks, months, or even years. OR worse, some take in their extended families wash!

It’s really quite sad, ‘cause it’s fairly decent, kind-of affordable, relatively safe apartment living for the most part, but it’s the people who are your neighbors that may be the real issue. A revolving door of trashy acting people as neighbors could possibly be yours. Don’t say you weren’t warned.
