You get what you pay for

The apartment complex (Las Palmas 1) has always been clean on the outside, well maintained with landscaping and trash. Your car will get towed but you were warned of that when you signed the lease. You will also get an occasional notice on your door to inform of potential towing. The gates are always broken and anyone can drive in. Anyone can walk in through the access gate, that has never been repaired. You will see random homeless people and people on drugs at odd hours of the day and night... roaming around. Garages are always getting broken into, never leave valuables in there! Neighbors will warn you! Neighbors are friendly and everyone pretty much keeps to themselves. I have never seen or heard any drama. AC units break down about once or twice a year and sometimes takes a whole week to be repaired. Rent goes up exactly when your lease has ended and there are no negotiations. You pay what they ask or leave. The service does not improve. Sometimes work orders are not entered so over time you may feel uncomfortable bringing up the same issues. We had a leak over a year ago in the ceiling that was never repaired, despite maintnance seeing mold and it being reported several times by phone and in person. Our shower has leaked since day one and there are no attempts to fix it despite it being reported by phone and in person. They only attempt to fix issues when it's time for the yearly fire inspection, but even then our shower has never been properly repaired. Windows do not lock, anyone can open the windows from the outside. This was also reported via email to corporate and it was never fixed. I've been here almost two years and have only seen about 4 roaches. Management is accommodating to spray your unit if and when needed. Really high ceilings if you are on the second floor.

Manager will tow your car!

One reason not to move into these apartments is the parking issue, There is never parking in the apartments and when you park in the last spot the manager will call the tow truck company to tow your truck in the middle of the night.

Don’t do it!

Do not move here! Pools are always dirty in the two other properties. Mail boxes are always getting broken into. Car was stolen and never returned. People steal off your patios. Entry gates are always broken. Took 9 months to get my leaks fixed on because I called Rialto code enforcement on them! Corporate office doesn’t get things done! Their management company also has many bad reviews! Been waiting for repairs again but nothing, but they sure do work on empty apartments to get the next idiot... to move in! When they did work in my home, they left the ceiling open and we started seeing mice! I’ve killed about 13 mice in my apartment and they told me it’s not their problem that they don’t handle a mice situation! Whatever they say on here is lies, don’t do it, stay away! Management has an attitude very unprofessional!

Horrible new management

The gates never work, gym is no longer open after business hours, can't put money in card after business hours, overnight guest parking has been revoked and maintenance in the units are more than often mickey mouse...and my rent keeps going up. It was good the first 2 years here (2013-2015) but since they got a new management company they have sucked. But at least the main office on Linden is really nice. Stay away!!! At these prices it's better to buy or rent a luxury apartment. Can't wait... until we mI've out.

Las Palmas 2

I have been a resident of this place for two years and they NEVER make proper repairs. I have complained about my doorknob being broken on a number of occasions, and they still won't fix it. Everything in the apartment falls apart. They are cheap and always want to charge you for maintenance. They enter your apartment when they feel like it and always threaten you with fines and penalties. They also never fixed parts of the apartment that were already damaged. The apartment is ugly. The only... reason I live here is because I cannot afford to move out. They have recently increased the rent beginning in October and you have no choice but to pay more money or move out. The only thing they maintain is their pool and office at the main office in Las Palmas 1. It's also in a terrible neighborhood. At night, you hear nothing but loud air conditioners, police sirens, traffic, and I even heard a drive by shooting once followed by women screaming and police sirens. I can't wait to move out of this place.
