Guided by the principles of anti-displacement and racial justice, SFCLT stabilizes neighborhoods, and creates greater access to housing and homeownership opportunities with a focus on BIPOC communities previously excluded from access to wealth, and in particular, access to homeownership opportunities. SFCLT currently owns and operates 16 permanently affordable properties for those of low and moderate income spread throughout the City from Chinatown, to the Mission, the Tenderloin, the Richmond district, South of Market, and soon Russian Hill. 73% of our residents are below 80% AMI and 50% below 60% AMI. The 300 residents living currently in our 170 units of housing represent a diversity of races and ethnicities with 70% of our residents identifying as BIPOC. Vacancies are open and applications are being accepted now! 285 Turk street is planned to be converted into a Limited Equity Housing Cooperative (LEHC) within the next 5-10 years*, which means renters at 285 Turk would get first dibs to become collective owners of the building. Should conversion successfully take place each household will be provided with support to purchase a share in the cooperative, entitling them to occupy their specific unit. LEHCs offer several significant benefits of ownership as opposed to rental: stable and secure housing from which tenant owners cannot be evicted; savings from accruing a modest amount of equity in the unit (1-2% per year); and an inheritable right to the unit which the shares represent, which can be passed on to your successors just like regular homeownership.
