It's Not What It Seems

I moved in middle of May 2024, 2bd, 2 bath with attached garage on the ground floor. I loved the location and amenities it had to offer a single parent of 3 (ages 10, 7, 4). The lease process was mostly electronic - hardly any contact. $200 deposit you can't get back unless you sign the lease. The unit I moved into was not even ready and I couldn't see it for 2 wks. There is hardly any parking, street or visitor. There is a range of people from extreme economic backgrounds. They don't respond... quickly to maintenance requests. The move in offer is for show, they get it back in the utilities - I'm paying more in this 2 bdrm apartment for water and garage than I did in a 3 AND 4 bdrm house. There's a $100/mo valet garbage pickup - there is NO opting out.

At a glance the interior looks nice, but it's so poorly put together. For example, there is a huge gap between the baseboard and floor, also huge gaps in the trim that for the first 4 months I killed at least 5 spiders and other insects, somehow a lizard got in. While it's great they allow dogs, you could end up with one that barks ALL the time, 5am on weekend and 11pm on weeknights - and their security service takes over 20 min to respond. As a last resort and for anyone that's desperate - it works.

Nice apartments terrible management and maintenance

Lived here for less than a year. Started off bad and sadly ended bad. Started off with missing keys and forced with a specific move-in that coincided with no management on property to discuss any issues. We didnt have a mail key or working amenity key fob. We were later told they knew about this issue but they clearly saw reason to inform us before we got keys. Took a month to get mail keys(had to complain every other day until they finally made sure to get it). Had other damage in apartment... they fixed the first couple weeks but then never showed up for follow up fixes based on items they couldn't do. Like a leaking dishwasher. Had to fix this and several other items myself.
Staff: nice people but only care about collecting rent. Cannot get them on the phone, instead get an operating service that takes a message for you but you'll only get an email response. They are nice in person too but not really motivated to help you unless you complain enough.
Maintenance: nice guys, possibly over worked but doesn't excuse several months of not fixing. Again had to complain the management to get our drain fixed after about a month. Had other items in our fix list but only the drain we complained about got done. The rest stayed on their until we left...3-4 months we had open maintenance request...
Security Deposit: Expect to not get this back no matter what you do. We cleaned and documented the apartment. Still got charged because it wasn't "professionally cleaned" This is not required per the contract. However they have a deal with Diamond Cleaning Services so expect a minimum of $300 services charges for cleaning. $195 for "light cleaning" and $95 for carpet cleaning even if it was pristine. Never got an explanation of what was dirty just told it's their policy to have everything professionally cleaned.its frustrating because it is not required in the contract AND they did not tell us it was required by them. I'm sure their parents company also owns Diamond Cleaning or has some sleazy deal with them.
Overall: nice interior, lazy/inactive management and maintenance which ames for a bad experience. Happy to be done with this place. Oh forgot to mention how terrible parking is here. If you have 2 cars, best of luck finding a second spot that's not reserved.

The Only Nice Thing is the Inside

The only nice part of this complex is the inside of the apartment itself. Like other reviews mention, management here is not good. They never answer the phone, and you have to continuously badger them to get a response. Completely unprofessional. The area of town is also no good, transients constantly in the complex making a mess of dumpsters and leaving behind needles.

would not recommend!

The apartments might look nice and new but don’t be fooled. If anything is broken it will take them weeks to fix it. And to get a hold of them is impossible. They ask that you submit a work order for them to fix things but they will not fix them unless you keep bothering them. Management is the worst. And in addition to all of that, you pay for all of the amenities, yet you can’t use them. They never cut the bushes, the jacuzzi doesn’t work, pool has cold water only, and you can’t even go in the... club house even if the county allows it. Very unpleased and disappointed. I wish I didn’t sign the lease.

Thank you for your candid feedback, and we’re sorry that you’re feeling frustrated. Currently, our landscapers visit the community twice a week. If there are specific bushes you feel aren’t being maintained, please let us know their location...
so we may direct our landscapers accordingly when they are here next. Our standard turnaround time for maintenance requests is 72 hours. However, depending on the nature of the issue, fixing the problem may require ordering specific parts, resulting in a longer turnaround time. As of today, all our amenities, except for the leasing office, are open. We realize there has been some confusion around how to use the jacuzzi – you will need to turn on the timer, which can be found just outside in the jacuzzi area. Additionally, our pool is no longer heated, and as a result, the temperature will fluctuate based on the temperature outside. We would like the opportunity to improve your experience at Annadel. If you are open to it, please give us a call or email us at your earliest convenience to look into your maintenance request and discuss any other topics of concern.

Would not recommended

Unfortunately this apartment complex is mismanaged and not maintained. Do not be fooled by the photos because amenities have not been open, even when the county allowed with guidelines. If you have a maintenance request that is not “urgent” then it will not be fixed (even if it was broken before move in). Their guidelines for urgent are also rather alarming so plan to fix things yourself. Parking is very difficult if you have more than one car, and they tow cars without even contacting you or... warning. I so wish I loved this place (the apartments themselves are nice) but it is not worth the money. I will update the review if things change, but otherwise cannot recommend!
