not a good value

We lived here for over two years. It’s hard to give an overall feedback because 8 months after we moved in, the management changed. We were happy with the first management that’s why we signed the lease.

The new management is responsive in terms of fixing things. However, it took almost 6 months for them to do a lot of unnecessary reconstruction like cutting trees and repainting the walls and stuff (really loud and noisy for consistent 6 months), and then the “remodeling” is a reason they...
increase their rent dramatically. I have neighbors who lived here for 15 years but moved out last year due to really high rent (they increase rent at least 7% every year). They removed a pool and added an “outdoor fitness place”, not sure who will actually use it. The kids playground in nearby park looks nicer. I don’t think it justified the outdoor fitness place and the small dog park justify the 7% rent increase year over year.

Separately, it was interesting to me that they charged a full month rent even thought my last day of the lease is one week before the end of the month and they said it’s because I didn’t tell them the exact date I will move out. However, I told them I do not plan to renew the lease. So if you want to get a prorated rent for the last month of your lease, do remember to tell them the exact date you will leave and also if you leave before the end of the lease, you will still pay till the end of the lease. I hope they will give my overly paid money back instead finding excuse to charge me when I move out.

Utilities is another thing at this place. My original rent includes all the utilities (water and garbage). With the new management, utilities is another 100-150 every month. It seems they don’t have water meter for every house, so for me, I only have one person and one dog, but I’m still paying 100-150 a month on water (they are not transparent on how they allocate water bill).

The neighbors are nice and the neighborhood is safe (no stolen package so far). That’s why I’m adding another star to the overall one star management.

Paper thin walls

So much construction noise! The whole of 2021 working from home is impossible because every day there is some kind of construction noise. But! Management will call you directly to tell you not to make noise while they can! Even if you didn't make any noise, it doesn't matter!
