How Is This Rating Determined?

Great Place to live!

While I can't speak for everyone, I will say that I've enjoyed living in the apartment we're currently at. Past reviews may have some valid points but I'm going to assume it was under different management, the current property manager is very sweet and kind and takes time to answer all your questions and address all concerns. This will be year 2 of living in Reserve at Walnut Creek. I'll leave a small pros and cons (based on my experience alone)

Pros:

- close to downtown
- good schools
-...
great property manager
- pet friendly
- good amenities

Cons:
- right next to Ygnacio Valley Rd, a busy street so you'll definitely be hearing the traffic a lot.
- apartments have some squeaky floors so if you're at the top floor be mindful of that. (Though I live at the top floor and I can hear my downstairs neighbors.)
- while it has not happened a lot, mail boxes will be open, so far it's only happened twice since living here, none of my mail has been taken but again, take it with a grain of salt, (the silver lining is as I said, manager gets on top of that real quick.)
- I believe it's only 1 parking space per apartment and/or tenant, so if you have 2 cars you'll have to roll your dice on the free-for-all first come first serve parking.
- because it is let friendly, you'll be hearing them from time to time so if pet noises bother you, this location might not be the best for you.

Aside from that I can't really think of anything else, as I said my experience has been great but that's mine and mine alone. I love it here!

Noise

If you value your sleep, then DO NOT come here. If you get a first floor apartment, you will hear everything your upstairs neighbors do. Prepare to live on their schedule. They will wake you up, the floors squeak very loudly. If you like sleeping in on Saturdays, be prepared to wake up at 8am sharp. They have grass cutting crew with very loud lawn movers coming in to begin work every Saturday at 8am. I’ve asked the management to move the grass cutting time multiple times and it hasn’t happened.... The hot tub works only 5 months out of the year. Can’t wait to move out of here!

Bad Management / Theft Issue

I've lived here for just over a year and have had two bikes and my cars catalytic converter stolen. Despite numerous resident requests, management will not put in cameras.

Carmen, the property manager, is not easy to work with. Our most recent issue was a late fee that was charged to our account 4 days after the utility bill was posted to the account. After complaining that this was too short a period of time to pay the bill, the fee was removed.

The next month our water increased by $75....
This happened to be the exact amount as the late fee and is an anomaly compared to our entire time here. This leads me to believe that the late fee, was never removed, just reassigned.

Upon request for investigation Carmen refused to help. When I posted on the community board asking others to compare their water bill with me, it was removed.

I can also hear my upstairs neighbor walk (thin/old floors) and package theft has been an issue.

So much to choose from in Walnut Creek AVOID

Avoid: Ignacio Valley Road( think John Muir Hospital and police/ambulances passing all night long), people cutting thru the parking lot to avoid the long light at Walnut Blvd so you can't make right into the complex where you live or making a left/right out of your driveway onto Walnut in the morning hours. Late for work plan on it... Ignacio Valley Road is nicknamed the "Autobaun of Eastbay" for fast moving vehicles 6 lanes wide and 15 minutes to walk across the intersection. Air quality of... those fumes blowing into the complex and you breath it. You have young children not the place for you...Apts while they state remodeled are being remodeled as people move in/out and quality of remodel is that of DIY home job. Issues with bath plumbing/hot or cold, and A/C is regulated by an antiquated system similar to a swamp cooler. Noise level is not acceptable. If you have to get an unit here get one upstairs or an end unit. You listen all night to well....and people walking from bed-kitchen-toilet flushes... Pricing here is not competitive to other developments.

Why so fancy ? !

Walnut creek style of living is known to be glamorous and expensive. It is true for most of the new complexes and the Keys, but not for Cypress Creek. It is a pretty nice apartment complex but definitely over priced due to the location( across from middle school which makes it impossible to leave the complex in the morning). The amenities are mediocre at best, with no bbq area and one pool that's too small for the entire complex. The positives are that it is close to major freeways and walking... distance to BART. It is also a safe area.,crime wise. Thanks!
