Your monthly income must be at least 2.5 TO 3 TIMES the amount of the rent for the rental you are applying.
Your income must be stable and expected to continue for at least the term of the projected lease, which is usually 1 year.
NOTE: Tenant's receiving government housing assistance, like Section 8, may provide alternative documentation for proving reliability to qualify. (Senate Bill 267.)
We do not accept the following as proof of income.
*** Cash income that is not reported in your tax returns.
*** Letters from private individuals, where there are NO tax returns to back the income.
*** All Self-employed applicants must provide recent TAX RETURNS as proof of income. We use the NET PROFIT as your qualifying income.
#2. GOOD CREDIT RATING & BACKGROUND HISTORY, with NO prior Evictions or felonies.
You need to have a good credit score. 700 and above.
NOTE: Our formal application fee is $50.00, and it is Non-refundable. Our office contracts the screening services with "TransUnion Credit Services". Applications are taken in the order they are received. Note: If you pay for the formal application, you may request a copy of your credit report, and it will be given to you.
#3. GOOD RENTAL HISTORY. You need to provide evidence that you have been able to maintain a "similar" rental (as what you are applying for) in good standing. We will need written verification of rental history from your current landlord.
