Leaky Ridge

This complex is in an incredible neighborhood, stunning views, in the highest rated school district. Residents can walk to shopping and Ute Valley trails. Unfortunately they don't take pride in their buildings or Residents. Main office is beautiful, apartments are extremely old and run down. Because of the stunning mountain views, I was able to over look the chipped countertops with 5 layers of paint and cabnets that look nawed on with crumbling edges at first. In a little over a year, we have... had many leaks from above that flooded floors/walls/ceilings in multiple rooms. The popcorn ceilings are constantly bubbling and crumbling down. Dog poop covers most grassy areas, and often the trash shoot is jammed and overflowing. Never did get an opportunity to use the sauna, the pool was closed most of this summer due to repairs, and the building cameras don't work so we'll never know if it is a stranger or neighbor stealing packages. Parking can be a huge issue in the evenings, so if you work nights be prepared for long walks home. *Unless you want to pay extra every month for a garage spot.* When you have maintenance issues, you will only receive the most basic "landlord special". And it will, too often, take a lot of effort to receive that bare bottom minimum. I had hoped our family could live here for many years. But this is a stressful dirty place to live with extremely loud neighbors. Really sad to watch a building crumble around you in such a spectacular neighborhood. I truly hope this property management company renovates the resident buildings the way it has the office building, and future residents will have a better experience than we have had. Eagle Ridge has so much potential, but is currently not a happy or healthy place to live.

Not worth the price.

First and foremost, the rent. This place uses "market trends" as a reason to increase rent by astronomical rates. My rent increased by 25% in 2 years. The buildings are falling apart, the hallways stink due to people not closing trash chutes, leaky pipes and water pressure issues, a small pool that is really only for children, the list goes on. This is a low-end apartment that does not provide any "luxury".

Utilities: If you like to do your part and minimize your usages, expect to pay more than...
your fair share. The actual amount you get charged is calculated by the entire building's usage divided by the number of tenants. Some people have a ridiculous amount of electronics running all day and use their washers and dryers daily. Why wouldn't they if the cost is going to be pushed onto people who are more responsible with their usage? The utilities also get turned off frequently throughout the week without warning.

Maintenance: For the most part, things get fixed in a timely. Elevators can sometimes be out of commission for months. It's understandable that waiting for a part is out of maintenance's control but if you're going to pay luxury prices, this shouldn't be a issue. The roads within the complex have had massive potholes for years and just got patched up right before winter. If you pay for a parking garage space, don't expect security since the garage doors like to break often and maintenance have no choice but to leave them open until the right part arrives.

Security: There is none. Cars get broken into all the time. The outside parking lots are filled with vehicles with broken windows. Doors into the buildings are left propped open all the time. There are no security cameras to possibly catch any thievery.

Community: It's a decently quiet community. However, many have untrained pets that are extremely aggressive towards other pets. A lot of people let their dogs stay unattended on the porch who like to bark at a fly all day. The area is also a traffic nightmare during the daytime, since it's across the street from one of the only shopping complexes in the area as well as having a school nearby. You will hear cars honking all throughout the day.

Staff: The actual on-site staff are pleasant to deal with. They're courteous and professional but that really doesn't offset everything wrong with this place.

Overall, you're better off finding a apartment that charges a reasonable rate, or actually provides quality accommodations for the price.

The parking lot has needed patching for some time and I completely agree... that its repair was overdue, our apologies for the effect this has had on you and your neighbors! We do not advertise that we are a luxury community. On the contrary, we are a non-renovated community that happens to have very large floor plans and is tucked in a very nice part of town in a great school district. This, along with the housing market and the increasing population in Colorado Springs, is what drives pricing. We apologize if when you rented that you were under the impression that we considered ourselves a luxury community. Eagle Ridge was built in the mid 80's, and therefore the utilities were not designed to be individually metered. Utilities are broken down by square footage and occupancy except for electric. This is a common way to break down utilities in the fairest way possible. That being said, we certainly don't want anyone to feel unhappy with your apartment home and we encourage you to speak with the office team to discuss options. We pride ourselves on the ability to provide solutions and ensure your satisfaction!

Terrible management

The apartment is only equipped with a single window a/c unit so be prepared to be hot in the summer. You pay for the clubhouse but are not allowed to use it during the pandemic and they don’t give you a discount even though you pay for all the amenities inside it. Numerous people have had things stolen from them and management simply says the cameras are a deterrent and after several complaints nothing changes. The garages aren’t secure so don’t even think about leaving anything of value out in... there because they will be gone. Overall it’s an okay place to live if you have low expectations.

All of our community amenities are open except the clubhouse. The gym, sauna, basketball court, and racquetball court are all accessible still and the pool should be open in the spring. The outdoor amenities...
are also available: dog run, community garden, and the pond.

We are truly sorry that you experienced a car break-in. Crime really does not have any address; our community cannot guarantee that someone won't fall victim to a crime like this. Only residents who pay for garage parking have garage remotes and only residents who live in the building have access to the building. These are our measures to secure the community.

Management is terrible. Apartment's are horribly overpriced.

We moved here not long ago and are very disappointed. Zach will lie to you about just about everything to get you into an apartment. There's no parking. There's no places to receive your packages and you will have to pick up your packages from USPS UPS FedEx, or who ever is delivering you package. The management is rude and will not get back to your calls. If they say they'll do something they will not. The apartment hallways are dirty. Trash will build up outside the trashshoot. It's run like a... much lower end apartment then what you pay for. People's dogs bark all night. I've seen someones dog get attack by dogs being walked off leash and the management continues to do nothing. Don't rent here, stay far away.

Poor Experience Living Here

Unfortunately, the property is ill-kept and dirty. Residents do not clean up after their dogs, and nobody seems to care. All the landscaping is shoddy and poorly maintained, with exposed metal and plastic shining through the rock and grass. In my building a 3 foot section of the ceiling fell out in the hallway and it took 4 weeks to have it repaired. There have been multiple cases of dog excrement in the building hallways. Service requests have never been responded to. Overall, poorly maintained... property. You can also hear people shouting at night, making it feel less safe. People also do not keep their dogs on leashes and my roommate was bitten by a neighbors dog.
