Going Downhill Recently

My partner and I have lived here for the past 2 1/2 years and just recently signed another 15 month lease. We’re starting to regret signing that long of a lease here again. Recently, everything has been going downhill around the property.

1. One of the main elevators in the building has been broken and out of service for the past five months. We do get updates from the property staff saying they are working on a solution, working with the company to fix it, and it’s a special part that needed...
to be ordered and made for us. Not sure how a regular residential apartment complex has such a fancy elevator that it takes four months to get fixed. And on top of that, the second main elevator just went out today.

2. There are a lot of dogs and dog owners here who are irresponsible and do not pick up after their pets. There is always urine and stains in the hallways, and in the stairwells. With little action done on the side of property management.

3. The building is starting to show a lot of wear and tear. Lots of chipped, paint and scratches in the hallways, door frames are bent or unpainted. Graffiti in the stairwell and broken badge access systems in the parking garage and elevator areas.

4. Pool is always out of service And looks pretty rough.

5. The walls are very thin and you can hear everything surrounding you and above you so try to get on the seventh floor(top) if possible.

6. The package room has been moved from the first floor to the fifth floor. Assuming to protect from packages being stolen because the front door sometimes do not lock after hours. It’s fine and theory, until you realize that there is always a pile of boxes still left downstairs that you sometimes have to sift through to find yours.

Overall, it’s fine for what you pay. I’d say they’re definitely are newer and better options in the area so I would check those out first.

The maintenance staff is great and is always quick to respond to any tickets. The front desk staff Mariana and Michael are very nice and try to help when they can. The property manager is nice. She’s new. There is one lady named Cassiopeia Who is not the nicest, so try not to deal with her.

Not worth the cost for all the issues

I'll start by saying the staff here are friendly and the building is nice with good amenities. Unfortunately there are several quality of life issues that I don't think anybody can expect to ignore considering the extra high cost of living in a downtown luxury building.

First off this is located directly downtown on Speer so there's inherent issues with congestion and traffic which can normally be walking to wherever you want to go downtown, however, for the vast majority of the past year one...
of the two available garage entrances to the buildings parking has been out of order and it happens to be the only one that leads to a two way street. With the other one being inconveniently located on a one way street you have a singular option for entering or exiting the garage and the building is too cheap to have the foresight to keep extra parts for the garage on hand knowing full well that it will take months these days to get replacements. Couple all of that with the fact that this entrance shares a through street with a Starbucks and I have literally had to wait in a Starbucks drive through line multiple times just to get home and park. None of this is to mention if movers, or trash pickup, or inconsiderate Uber drivers or whatever else decides to even partially block this singular entrance/exit in which case you are screwed.

The second major problem is that within this same year the building failed to maintain their pipes during the winter, causing the sprinkler system to malfunction, setting off false fire alarms throughout the entire building. This happened over several months, on random days, for random intervals of time sometimes spanning several consecutive minutes, of having multiple blaring alarms in my unit located not 15 feet from my head going off with no way to silence them.

It's also worth noting that this building is occupied by mostly younger people, which is fine, but you WILL have people drunkenly yelling in the halls outside your door on the weekend and stomping around until 3 am in the unit above you. That may not bother some people but just be aware that this is a very active and very loud building.

Lastly just about every point of business I needed to take care of with the front office took several attempts wether it was validating my renters insurance or getting forms filled out for a new lease what have you, I had to exchange multiple e-mails every time and eventually could only resolve my business by going down to the office and h

Verified Renter

I've been here since it opened in 2019. It was great then and is great now. Just about everyone is a pleasure to deal with. Neighbors are polite but not nosy. Terrific outdoor amenities, especially Sky Deck with grilling stations and fire pits. The gym is 2 Story. Lots of people have dogs. I rarely hear any noise from other apartments (you do hear people when talking in halls). New Maintenance team which is very responsive and cordial.

Better options elsewhere

As a current resident of this complex, I would not recommend anyone to live here. Many of the issues are well documented with some of the reviews below. Since the changeover in ownership and management, there has been a noticeable decline in almost everything, particularly the quality of the leasing office. Since the new management has taken over, there have been billing issues (double-charged for things like utilities that took way too much time to resolve when it was extremely... straightforward), removal of amenities, instituting new parking charges when parking was theoretically already included in the cost of rent, and now they are increasing the rents out of line with market rent. When I pointed out the rent at this complex versus their peers, they just stated that this was "standard industry practice," which it's not. It's gone from a a management team that really fostered a sense of community to now every decision is just about "how can we make more money." Due to poor planning on my part, I didn't leave myself enough time towards the end of my lease to find another apartment and ended up signing an extension... which I very much regret.

We did speak with you about your renewal and reducing rental rates isn't something that we are able to do.... When we residents renew or move in our prices are based of comps in the area and the current market rates are, while including other factors. Most of rent increase are around 1%.
