Belmont Charges After Lease Don't Add Up
I have cosigned leases at Belmont both for my daughter and her friend. They are reasonable, as apartments go, about repairs and maintenance, although one of the kids had an air conditioning issue that took some time to fix. That's not super comfortable in the Alabama summer, but I understand that sometimes it's hard to get to everyone with issues like this.
However, now that the lease is up, my friend is being asked to pay an extra $600 above and beyond the deposit and pet deposit. This would... be fine with both of us if we could get an itemized list of what repairs have been done and how why they are not covered with the deposit. Normally, within reason a deposit and pet deposit are meant to cover repairs.
The state of Alabama has laws on the books which prevent landlords from charging more for damages than the actual cost of damages incurred. My friend would be happy to pay the charges if he knew for certain that they are warranted. However, the complex refuses to explain the charges; they merely insist on being paid without explanation.
I can't recommend this apartment complex based on the added fees from nowhere. (Or maybe somewhere....but I don't understand why we can't get an itemized invoice.) Alabama laws are there to protect tenants, but without itemization, it's hard to say what the charges are or whether they're simply tacked on at the end as added profit.
