To start what they don’t tell you.
Pest control is only for outside the apartments they do not enter the apartment until you ask the pet control specialist personally to service your apartment.
Be ready to have all the bugs (mainly cockroaches) when you first move in.
Lease is “Pet friendly” as long as the pets are not seen or witnessed by neighbors or office “managers”
Pool will not be cleaned or maintained during the summer. Pool Will be cleaned and... maintained during the winter. Open Memorial Day until Labor Day only. Subject to change and will be chained shut.
ATTENTION: Read the “house rules” on the lease. These are subject to change at any time.
No maintenance man on call. Expect minimum two day return call. Your air conditioner will go out. Your windows and doors are not sealed.
All electrical work and plumbing are original any maintenance is “patches”
You cannot hang outside in the courtyard.
You cannot stand outside your door or window.
Children playing outside, drawing on the side walk, talking to neighbors is all strictly forbidden
You may dwell with your door shut and absolutely no sound after 10pm until 10am.
Do not let your dwellings be noticed by office management.
Best to stay inside at all times with the door locked.
Don’t talk to your neighbors. You may not spend time with them outside.
The laundry room has unwritten reservations. Be ready to have complaints if you interfere. With reservations.
Mold on your bathroom ceiling comes custom and complimentary.
You will have around a hundred dollars worth of difference from your neighbors rent. God forbid you have anything replaced or renovated.
“The owner is a lawyer, you can try to talk about things but anything is doubtful” - per office management
Rent prices and extra charges are subject to change at any time.
No not park on grove street, your vehicle will be hit or stolen.
Neighbors across the street are friendly, but will shoot guns if anyone looks suspicious at night.
Again read and reread the lease BEFORE you agree to anything.

I apologize that you have had a bad experience. But your information that you are providing is not accurate and you should not be posting reviews that are not true. Pest control treats every unit on the inside every other month unless the tenants... does not let them in which we discourage that so that every unit is treated. We are pet friendly but if a pet is seen with a tenant who has not paid the pet fee then it gets addressed. I agree we have had pool maintenance issues that we are currently addressing with finding another company that can provide better service. The quiet hours are to be respectful to others so yes we don't allow loud groups hanging out and being loud at the pool. We have no control over parking. Rent prices are different based on when those tenants moved in. Someone moving in 20 yrs ago did not start out paying the current market rate. I could continue but I am going to leave it with this is not a bad community to live within. It has had issues in the past but efforts are being made to make it a great place to live.
