Crown Encino Apartment Homes

I was very pleased to enjoy the huge space and storage for the two bedroom apartment. Until shortly after I felt out of place. And a year later we started to experience air conditioning irregularities during the summer with no cool air, frequent water temporarily shut downs. The water will also flow like a coffee brown color, after no use for days. They do low maintenance on water leaks when it pours outside.

this apartment complex is bad and good. very spacious for an apartment. the neighbors are cranky and they hate all types of noise throughout the day. we left this complex and it’s been 4 months, no letter, no word, no update. been trying to contact manager about the security deposit but nothing! put down a 2.5k deposit for this and never got even $1 back.

Crown Encino is an absolutely wonderful place to live! This quiet little sanctuary in the heart of Encino is the epitome of welcoming. The neighbors are kind, families play with their children in the courtyard, and the landscaping is like that of a lush paradise. And when it gets dark everything/everyone at the building settles down so if you live a loud lifestyle then this may not be the place for you.

Regarding the staff, the manager, Maria, is fantastic and goes above and beyond. She is... always available and just exudes love and care for this building and those who live here. And the maintenance man, John, is fantastic! He knows how to fix anything and everything and his quick wit and sense of humor will have you in stitches.

In terms of location, Crown Encino is 10/10. It is perfectly set between the 101 Freeway and Ventura Blvd. This means you don't hear the freeway or the main street, but you still are in extremely close proximity to it. You also can walk to Ralphs, Dollar Tree, BevMo, and so much more. Just make sure to invest in a rolling cart to haul your purchases back as that will save you so much stress in the long run.

The largest negative of living here is the lack of parking. If you are a one-car household then you will be fine as you are given one parking space. But if you are like me and have two or more cars for your household, you will have to deal with street parking which can be a nightmare at times.

Another negative I have found is that your packages are occasionally stolen from the front lobby as delivery drivers will just leave them out and not put them into your mailbox. However, packages dropped off at my door have never been stolen so I now specify on every order that my packages need to be dropped at my door and nowhere else. While not necessarily a negative, there is also no gym here.

Overall, Crown Encino is a great place to live and I cannot recommend it enough, especially if you are looking for a safe, quiet enclave in a bustling city! Lee mas

The Good Attributes of the Apartment:

Large one bedroom that has been remodeled. The kitchen has granite counter tops and the bathroom a new toilette. The dining area has faux hard wood floors, and off white carpet throughout.
There is a great view from the bedroom, living room and balcony.
The grounds are lush and taken care of.
Moss and Co are very nice to deal with. The vice president of Moss tries to be accommodating.
Repairs are done in a timely manner.

The Bad Attributes of the Area,... the Building, and the Apartment

This is a heaven for smokers. Smoke permeates my apartment and makes me sick.
The area is lawless. People double park, speed, and put dilapidated furniture on the curb.
The building is old, so plumbing problems prevail and the water has to be shut down for half a day every two weeks.
The foyer of the building is not welcoming and musty smelling.
The speed bumps in the driveway are way TOO HIGH. Damage the car.
The new paint in the apartment is so thin, one can see dark spots through it.
When it rains, a migration of hundreds of ants walk in from nowhere and just walk across the kitchen counter to nowhere.
The kitchen counters are dark which makes it hard to see nemesis and dirt that’s not supposed to be there.
The manager doesn’t quality control the work of the cleaners. So every time they vacuum the hallways the fray my beautiful mat that I bought so that people won’t drag in dirt on the off white carpet inside.
Likewise the yard blowers seem to come on days that I have my car washed. Twice I paid $20 for a special wash to end up with ½ inch dust all over my car. Lee mas
