terribly noisy apartments

The management does nothing to protect tenants who sleep at nights (not have a party, not watching TV, ect.) from their noisy neighbors. Apartments have a very thin walls, you can hear almost every step from your neighbors . We can’t normally sleep in this apartment almost every night. Do not recommend this apartment complex to anyone who wants to sleep at nights.

Luxury?

Cons:
-Cockroaches. Myself and neighbors have often lamented roaches coming in or up through drains. They will arrange spraying but there seems to be a deeper infestation in general.
-AC issues. Evidently you are not guaranteed your AC will cool lower than 20° of the outside temp (screenshot of management email 7/3/23 on other sites). So, if it is 110° outside, your home is not guaranteed to cool less than 90°. CA law only requires heaters to heat up to 70° but NOT require AC. “Luxury”?...

-Stray cats.
-The modus operandi of Avenue 5 seems to be to Band-Aid problems rather than properly fixing them. For example, last year a gas leak issue caused the jacuzzi to be out of service for over six months. The solution was to cap off the gas line to the community fireplace — thus now non-operational. In another example there were two ellipticals in the gym, one of which was broken for months. I was told the “regional manager“ needed to evaluate this. Ultimately, the elliptical was removed. Similarly, when I moved in there was damage to several cabinet doors, so they put brown tape over the area.
-Complex lighting broken. Many lights simply do not work. I was told over eight months ago that a “vendor“ was scheduled to fix this. We are still waiting.
-Inspections. In ~1 year here we have had two Sacramento County inspections (one initial and one recheck) and an “annual“ mandatory management inspection to test smoke alarms and log appliance serial numbers…
-I HIGHLY suggest you inspect your actual unit BEFORE signing paperwork. Many, including myself, moved into less-than-clean apts with several maintenance issues. Agree to move in with these issues at your own risk! For whatever reason, there are only two maintenance workers for the complex (as far as I know).
-Landscaping near leasing office is better maintained, elsewhere is often more neglected.
-Just FYI: your lease likely contains a clause that you may not store or hang ANYTHING in or on your patio. This may or may not be enforced depending on your unit/decor.
-Cannot currently opt out of $20/mo “Valet Trash” porch pick-up.

Pros:
-Location is ideal as it is close to Hwy50, Hazel Ave., Sailor Bar Regional Park. Walking to Mikuni‘s and other shops is easy through the walking gate entrance on that side.
-Poolside furniture at the main pool was recently upgraded.
-New management seems to be more proactive than previous management. Hopefully things will improve and Ave5 will provide resources for this!

Horrible Management

Please do not rent here, unless you want random fees to come haunt you 6 months later. Then they try to send to collections. I receipts and photos of everything they claimed I'm paying for. Apartment was absolutely spotless. Reporting to BBB as well.

Verified Renter

Hazel Ranch is a lovely community. I have not had any issues with the management and the maintenance team always tries to be helpful. They resolve small issues in a timely manner and try their best to work around supply chain issues with larger issues. The apartments themselves are nice, but rather small. The gym is also small and a little lacking, but the pool is great and the grounds/gardens/outside environment is wonderful. It is a pet friendly place - I feel very comfortable here with my cat... .
