Previous Tenant from 2005-2014
Been in this building 9 years and I have no idea why I have put up with it this long at all.
There is no luxury in these luxury apartments.
Both of the elevators have had expired permits for at least 6 months each off and on.
The sauna room has broken wooden floor panels with slivers of wood poking up and is not safe to walk on.
The water gets shut off for extended maintenance periods.
The latest endeavor The Hampton Court Apartments building is "re-piping".
It turns out they are also... removing mold and asbestos without having consulted ANY tenants regarding the issue. There are families with children, even newborn children being exposed to this without their knowledge. Not only are they removing asbestos and mold but they are also removing the tenants themselves. When a tenants time comes to have the renovations they are expected to be out of their apartment between the hours 8 AM 6 PM for the 10 days of work. Did I say 10? It turns out that 10-day day claim they are making is a resounding lie. All those who have had work done have found themselves out of their places for 3-4 weeks (not 10 days but 21-28 days). Beyond the asbestos and mold removal they are also switching your AC unit. This means for the 21-27 days of work you have only a bulky window ac unit - in one room- that cools about 3 feet in front of the machine and that's all. The time of most of this work has been the summer.
If that all is not enough to turn you away, hear this:
RENT GOES UP WITH EVERY ANNUAL RENEWAL
If you still have decided against taking this advice you should know that the building also has a bat infestation which has left a large number of tenants exposed to bed bugs in their apartments. More 'maintenance" occurs.

Bait and switch at every turn
Before moving in here I had read quite a few negative reviews and I should have listened. The laundry facilities didn't work for the first 8 months I lived here and even now that they're fixed they are expensive and gross because peoe use the wrong detergent or have lots of pet hair. Speaking of pets, be prepared for all night dog barking. Also, don't ever expect to work from home or even think with the 24/7 construction projects that go on every week since moving in. As other sites have said be... prepared for major rate hikes and over $4000 increase if you want month to month. The apartments are old & run down & extremely dirty. Poorly setup with zero storage or closet space. If you live near the pool you will have to listen to screaming kids literally all hours of the day due to the oldest most inefficient windows ever made. This also leads to super high electric bills & be ready for water inside the apartment the moment we actually recieve rain. I can't wait to move out!

Decent location
This building is ok. High rent for what it is. The location is the only good thing about this building. Close to many LA areas and close to the major freeways. The utilities inside the apartment are old and the 1 bedrooms have no drawers for utensils. Some of there updated models are not built correctly for example some of the updated windows have the old window frame still installed. All in all if you want a place to live that is close to everything and you utilize there amenities like the... Gym, Sauna, and Pool you will like this place. There maintenance are good. I have never waited more than 2 days for something to get fixed. We will be moving out in the next month however because they raised the rent about 150 for a 1 year lease extension and over 1000 for a month to month rent.
