Expect Water Damage and Mold
I rented at Highridge for three years and just moved out. We chose it because we were able to get a 3 bed, 2 bath with some space in RPV. We stayed bc we got a decent outdoor space on the first floor that my kids could use. Overall, my time there wasn’t a pleasant experience.
For positives: The amenities are fine (when available) and the maintenance team are nice and competent for the most part. Again, the space there was a nice benefit.
For Downsides: Over the last two years which had... significant rain, my apartment flooded (MAJOR Flooding). Rain water seeped through the floor and literally poured through the ceiling with this last storm. We had our guest room redone three separate times. Each time, it took them weeks to months to repair. At one point, we had walls and carpet ripped out of our living room and our entire guestroom for repair and mold remediation. This wouldn’t have been awful had it not taken a quarter of a year! AND... this came after taking three months the year before to repair for the same thing... they didn't attempt to waterproof the outer wall over that period. Over the last two years, 25% of the time we were under construction. When pressed to move faster, they essentially made excuses, didn’t respond, or lied. And this experience wasn’t limited to me… as most residents on my floor and the floors above had similar experiences. Furthermore, we see regular wet spots in the hallways from internal pipes leaking. All this water damage generally led to significant mold.
Another downside is the community managers are generally useless. First, there is limited access as they still adhere to covid era people avoidance, not allowing for walk up services. In addition, there are no managers on site half the time. You would therefore think that you can reach out to them via email or a phone call, but reaching out to them is generally met with significant delays in hearing back. Finally, when they do respond, they say they have no power to correct issues and just make excuses.
Finally, despite the appearance of a locked down complexes, there are numerous doors that never lock or don't shut, enabling people to walk in whenever. Furthermore, the doors are generally propped open for whatever reason.
