Shady - and I’m not talking about the trees!!!

Charged insufficient notice ($1530) after being in contact with property three times, in which each, they neglected to share with me that vacating property required 60 days written notice. Why? Because it was written in the lease that was signed 14 months prior. They chose to not thoroughly answer my question about what was required to vacate lease, which I very clearly asked. Very shady that they failed to leave all the pertinent details to my question out of their response.

In addition, gates...
on buildings never locked (safety issue, especially with homeless living in woods at Gemini), landscaping only maintained at front of property, handicapped spots rarely available due to unauthorized cars parking in them, hallways always dirty, and if you don’t live on 4th floor expect to live with loud noises all the time.

Ghost town

Left an email and called at least 4 times in 1 day. Morning, afternoon and evening. Not 1 person responded. The phone just kept ringing until it was time to leave a message. I was going to be a tenant but I'd hate to actually need to get in contact with maintenence or the office. I took my business elsewhere and guess what , the next place I called picked up on the 1st phone call and I am now a resident preparing to move in. ??

Great Apartment

The property is new and beautiful, not to mention the AMAZING gym, clubhouse w/ tv's, foosball table and pool table, meeting area, study area, plethora of parking, and the attentive staff. No place you live will ever be perfect, but any time I have had an issue the staff has made sure it is taken care of as quickly as possible and they are all incredibly kind. In terms of the price, it is the best in the area for what you get and where you are. There are many apartments in the area that are... older and rent is much higher. Location is 10/10. Being here on 17/92, you're across the street from the sun rail, and 3 minutes from I-4 and 417, a must if you are working in the Orlando area. Restaurants and grocery stores are minutes away. Great place to live as this is right on the border of Seminole and Volusia county. I would recommend anyone to live here in a heartbeat.

Horrible noise issues, dog park sound 24-7, bug/rodent issue, mold issue for detached garage and in apartment. Horrible experience thus far..

Be Aware!!!!

I applied for an apartment in early January and was denied, which is fine, however my deposit has YET to be refunded as promised and I am STILL waiting for it. As of today I have been told THREE different times by the office staff that the check was cut on January 28th and comes from their main owners office in Chicago. I didn’t realize it took 6 weeks for a check to get from Chicago to Florida. Each person I have spoken to has the same script. I’ve been very patient up until today and my... patience is now gone. I want my money refunded to me. It’s not about the money now even though we are talking about hundreds of dollars, it’s about the principal and the shady business of taking peoples money and holding it for months on end. It’s not right. So, be aware if you have any doubt of being approved that you will not be seeing your money returned anytime soon.
