Pick somewhere else.

At the end of 2022, to renew, rent prices increased by almost $300 per month. We pay an additional $25 trash fee for valet trash every month, as well. It has specific rules and fines that are NEVER enforced. If your neighbors are nasty, believe that you will be greeted with filth in the hallways everyday all day long. It's disgusting. Of course this leads to bugs, as well. The security gate is almost always broken and is left open most of the time. This is supposed to be a smoke-free community.... This is also a rule that is NEVER enforced. The smell of marijuana is terrible. In the mornings. In the evenings. It travels heavily through the vents. I've been sick several times because of it. Allergies + terrible weed mixtures combined with smoke can have adverse effects. The people in the office are fake and robotic. They show no compassion at all. They forget that residents are human and this is their home for now. This is the place if you are someone who does not follow the rules and wants to be able to do whatever you want with little to no regard to your neighbors.

The prices and fees here are ridiculous for the area and for what you get.

Downhill

Safety: gate is always broken, and anyone can just walk in. Also no car control like stickers or security patrol.
Pets: Pet friendly a lit bit much, there is dog poop everywhere, no fees or any control to manage that.
Acoustics: Terrible, if you aren’t considering the 4th floor don’t even bother, you can hear everything and there is no enforcement of 10pm to 7am, it’s music, deep cleaning, dancing, laundry at 2am.
911: hard to find your building since signage is on the sides covered by plants...
.
Pests: roaches everywhere since no one follows the collection times, meaning roaches, raccoons all over the place.

I lived here before in 2019 and it was amazing, now is just lawless and poor managed, I wouldn’t consider this place again just bc of they have an elevator, also appliances are bitten up and the price is higher meaning doesn’t make sense.

Not top of the list

Property management has a problem with maintaining laws and rules on property. Be aware of submitting complaints and being ignored, instead them reaching out for lease renewals instead of responding to your complaints and attempting to assist you with your concern.

The main gate is always breaking from people running into it and management has yet (for over a year now) to install cameras to know who is damaging the gate and enforcing any sort of responsibility or rules for keeping the security...
gates operational. If the gates are constantly broken and left open, the area is less secure and it's not a selling point.

It is also supposedly a no smoking property, period. None allowed in units nor in public spaces yet quarter after quarter multiple people complain and send reports in for cigarette and marijuana smells and use. If the rule isn't going to be enforced don't use "Non-Smoking Property" as a selling point because it is not true.

Another failed point is the trash service. They are constantly failing to pick up trash on time, have limited weights for trash bags, do not recycle anything but cardboard, and it's a $25 cost you cannot opt out of even if you are fully capable of taking out your own trash to not be paying an extra $300 a year.

The main hallways in the other buildings apart from the one they show off are not cleaned or power washed on any basis and are consistently dirty and filled with mud wasp nests and spider webs filled with bugs. the elevators are not cleaned or wiped down and often smell.

Finally, the total cost of renting includes multiple hidden fees that aren't just included in the actual rent price even though they are mandatory costs that cannot be opted out of. This includes processing fees for a 3rd party finances management, $25 a month for trash service, and built in cost of grills/pool in public space that are constantly breaking and/or are in constantly poor condition.
