Equestrian Parc at Highwoods Preserve Apartamentos

Hmmm, we rented a 2 bedroom here and it’s decent enough I guess, luckily we didn’t have significant roach problems like the other reviews here and maintenance repair was not bad but not good also. What else, I would say the main problem here in equestrian park is the community. Not in a danger bad way, but it’s the children. So everyday, kids would be out in the parking lots playing around, running, biking and leaving their toys on the parking grounds. Sometimes they’re somewhat supervise by... their respective parent, however most of the times they aren’t and the parent just let their kids roam around the road of the community. So you might ask, what is t problem with this? Good question, well the main problem is it would be utterly hard to drive and park your car on this community, because you’ll always have to watch out carefully and meticulously, as well as be super mindful of your surroundings while backing out, driving and parking. The area is great, no doubt about that.
I even like the apartments as well, and other amenities that they have to offer.

That being said, this is our last year dealing with Management.
Management and Maintenance crew are as incompetent as it gets.
They have no business managing the place, no SLAs, ETAs, Standard Procedures on how to do anything correctly.
They are simply a bunch of clueless imposers.

You place an online-maintenance request, nobody even looks at it, not even sure why they... have the option on there if they are not going to look at them.
As of now, you can look at those requests status, they are all in pending state - No updates whatsoever, even requests from years ago.
You text that maintenance number that they are asking you to text and not leave voicemail, again nothing, nobody reaches out.

When they finally decide to come, like days later, they cannot fix anything, it takes them like 5 attempts before they can get anything right.
Oh, what about weekend emergency? Forget about it, you are better off fixing the issue yourself or pay a third-party professional if you cannot.
As for them, they wont show up 'til maybe TUE or WED if you are lucky.

We have been there for 3 years, and we are fed up, I am hoping it helps you make a better decision I did 3 years back.
This is is my honest opinion of the place; we are finally going to grab our stuffs and get the heck out of there.
If you have what it takes to deal with bogus Management and Maintenance crew, then I believe it should work for you.
If you have great tolerance for imbecility and incompetency, then I believe you will be just fine for a few years.
If not, then run away as fast as you can from this place.

Living in the equestrian parc for almost 4 years. Maintenance was done properly till last year. But starting this year very very poor maintenance. No proper response. I was following up with them for the laundry machine repair for about 5 months. All the appliances are very old. They are not ready to repair or replace.

I really don't write reviews but I had to for this one. The outside of the apartments are full of spiders and webs and other flying creatures. No one cleans it so at night you may walk into a spider web here and there. The apartment itself is of good size but I experienced issues with the A/C unit multiple times where it will be blowing hot air. On top of all that, TPP Management the landlords for most of the units here are so irresponsible. I always pay my rent one month in advance and just... recently I received a 3 day notice from them saying that I did not pay May's rent. After checking my bank statements and it showing that I did in fact pay May's rent and it was posted since 04/14, I had to email them a copy of my statement as proof that I did pay rent but til this day I have yet to receive a notice or any documentation of the mistake they made or even an apology for their negligence. I originally gave them a written notice that I will like to renew my lease but soon retracted that statement and told them to kick rocks for trying me like that. I have never received a 3 day notice that I will be evicted by any other apartments before and the reason that I pay a month in advance to avoid situations like this but even that didn't work. So if you want lease here be my guest, but as for me I'm out!!! Lee mas

The apartment community is very quiet and family oriented. This is a perfect place to live if you are wanting an inclusive feel without the inclusive price. The rental staff are fantastic and very helpful. I hope to be here for a bit longer
