Don't do it
I moved here a few years ago (not listing when to avoid any kickback by management) as I needed a place ASAP and they had a decent place available. It was okay for about 1-2 years, when the hack jobs became apparent. They don't fix things here, they cover it up and keep moving, if you're lucky. It's not a gated community. The gates are always broken. Granted, that is on some of the residents (but that also tells you how some of the residents behave. Not all, but enough). There have been strings... of car break ins. There have been multiple complex wide flooding and massive pipe bursts. My walls are full of water damage and mold due to a few incidents (knock on wood, I have been lucky and they have been minor leaks). They didn't have enough dehumidifiers to clean up the water (if that tells you anything). Also, they didn't care that it was going to mold in the walls. I had to buy air filters to get rid of the mold headaches. You will have bugs. No matter how clean you are. I keep stuff on my floors along the baseboards to keep them away. The neighbors are noisy. The ceilings creek really bad. The outside walls are paper thin. They hold heat but you can hear everything said due to the thin windows and poor sealings. Poor "renovations" and work done all around. Save yourself the trouble if you can. Definitely not worth the price, but unfortunately this seems to be pretty normal overall (the entire description) for the Atlanta area.
